Hello everyone,
the small plot of 18m by 18m (59ft by 59ft), totaling 324m² (3,484ft²), is located in sunny Baden-Württemberg in a highly sought-after area where there are hardly any plots or available apartments. Therefore, we won’t complain about this "small plot." We have planned for a long time, and the structural engineering should also work out as designed. Now, of course, we are interested in your opinions, especially your helpful suggestions for improvement, criticism, or praise.

I will address technical details separately.

Yes, it should be S/O (southwest). Four parking spaces are far too many. All the neighboring properties have one or two parking spaces and more floor area. The wife wouldn’t agree either if there was no green space left in the end. How did you plan the access points and staircase in your diagram?

Is the extension on the east side going to have two stories? What does the northern neighbor's property look like? Please upload a photo of the plot.

The extension in the basement/ground floor/upper floor would be great with two stories, but one story would also be sufficient since the house itself is small.
Originally, we planned the extension only for the basement and ground floor and used the upper floor as a balcony/terrace. That way, the rooms on the upper floor would be about the same size. Due to lack of space, we then planned an additional room, which according to my pictures is now awkwardly long and poorly lit.

Here is the photo of the plot upside down so you can also see the partition wall in the middle (fire protection wall), as well as the normal view with descriptions. If the fire protection wall were removed, I would have no privacy from the neighbors, hence the extension. Everything that is already there can stay as it is, so we would be really unwise if the wall were removed.

Legend:
1+2: Neighboring houses to which the extension has to be properly connected. Houses need to be aligned.
3: Fire protection wall, excellent privacy screen as the neighbors have their entrances there.
4: Entrance to the neighbor’s granny flat / secondary apartment.
5+6: Entrances to the neighbors’ main apartments.
7: Entrance to the existing old building that is to be demolished and subdivided into two plots.
8+10: My plot, alternatively, the corner plot (No. 11) could have been used, but it offers less privacy.
9: Parents’ plot.

We do not own a car because we use carsharing and don’t need a private or work vehicle. So far, the granny flat also doesn’t require a car. We both had cars but rarely used them. We want to have minimal car parking spaces (probably 2 because of the granny flat).

Take a look at semi-detached houses online. Not many have a design that is rather square. However, both Weberhaus and Schwörerhaus have models that could serve as a starting point.

Take a few steps back. The office on the ground floor is currently a multipurpose room – just planned as a nice-to-have, maybe for old age, maybe for renting out.
The one room on the upper floor is huge. It could be used if needed, perhaps.
There is standing height under the roof.
The plot is small.
Calculate the potential usable area on each floor. Reducing the external dimensions by about 8m² (86 sq ft) means 8m² (86 sq ft) more garden. Plan a continuous staircase up to the attic and use that space. For gamers or those who want to take calls quietly, having the gable end free for a long time works well.

Regarding my suggestion about exchanging the parking space and the entrance: there isn’t really a path between them. It’s just a few steps.
And recalculate the income from the granny flat. You won’t get it for 130k. You have to pay tax on the rental income, and your depreciation is not that great. Costs you want to deduct need to be spent in advance.
