ᐅ Floor plans for a single-family house with a secondary suite – looking for tips and feedback

Hello everyone,
the small plot of 18m by 18m (59ft by 59ft), totaling 324m² (3,484ft²), is located in sunny Baden-Württemberg in a highly sought-after area where there are hardly any plots or available apartments. Therefore, we won’t complain about this "small plot." We have planned for a long time, and the structural engineering should also work out as designed. Now, of course, we are interested in your opinions, especially your helpful suggestions for improvement, criticism, or praise.

I will address technical details separately.

Yes. There is an apartment in the basement, and the ground floor and upper floor could (if necessary) be divided into two separate units.

You only like the plans better because they were not made by an amateur and look neat, with measurements, just as you want!

The following are the negatives:

Basement: Bathroom in the middle, without external ventilation. Rooms are like a narrow corridor, unsuitable for 1–2 office desks. The room layout does not consider an external staircase.

Ground floor: There is hardly anything to criticize here, it is partly identical to ours, except for the extension and the guest/office room.

Upper floor: Loss of space due to the gallery and a hallway that is too small. No options for storage in the hallway, and no space for an attic staircase. Door placement problem on the right side. Additionally, a second gable was planned, which is intended to be removed for cost reasons.

That was also the optional plan. In the attached drawings, Weberhaus implemented it according to our specifications.
At that time, the middle extension was not yet considered, as the plans were based on the corner lot. With the middle extension, the layout would look different again.
