Freiburger202017 Feb 2021 13:36Hello everyone,
the small plot of 18m by 18m (59ft by 59ft), totaling 324m² (3,484ft²), is located in sunny Baden-Württemberg in a highly sought-after area where there are hardly any plots or available apartments. Therefore, we won’t complain about this "small plot." We have planned for a long time, and the structural engineering should also work out as designed. Now, of course, we are interested in your opinions, especially your helpful suggestions for improvement, criticism, or praise.
I will address technical details separately.
Thank you very much.
Best regards, Freiburger2020

Hausbautraum2017 Feb 2021 13:50I don't understand at all who or what the house is intended for.
For example, why is there a third living room on the upper floor when there is already a separate apartment in the basement?
On the other hand, the children's room is tiny.
What is meant by possible renting out the office?
Who is supposed to move into the basement?
I think you need to provide more information. As it stands, I find the floor plan rather odd.

Freiburger202017 Feb 2021 14:47For clarification: the planning is already well thought out. Construction will officially follow the state building code for 2 residential units.
Basement: Secondary apartment = Residential unit 1 which is intended to be rented to an association. Therefore, there is a separate entrance to the utility room and cellar. Access from the main house will be possible in case the cellar itself is later used as a residential unit for children or grandparents.
There is an option to rent out or share the small room on the ground floor. My wife is the head of the association, so she combines work and private life under one roof.
Ground floor:
Hallway = storage room and access to the kitchen
Upper floor: 1 children’s room, 1 master bedroom, and now the explanation of the unofficial 3rd residential unit on the upper floor. The large room has all kitchen connections, so that later, if the upper floor must or can be rented out, or the children, parents, or someone else moves in, it will have a kitchen.
Until then, it will be used as a bedroom, children’s room, or living room. This way, we have planned appropriately for every future life situation. Each room has at least 1–2 cables and LAN connections and can be used as a parents’ room, children’s room, or living room depending on size and requirements.
