Hello everyone,

after following the forum discussions here for quite some time, we previously asked about the positioning of the house on the plot. We would now like to get your opinion on the following floor plan.

Development plan / restrictions
Plot size: 850m² (9153 sq ft)
Floor area ratio: 0.25
Number of parking spaces: 2
Number of storeys: 1
Roof type: gable roof 28-48°
Style: conservative (brick construction)
Layout: open development
Maximum heights / limits: max. 1m (3.3 ft) knee wall

Client requirements
Style, roof type, building type: brick construction, gable roof 45°
Basement, floors: no basement, 2 floors (+ converted attic)
Number of people, ages: 2 adults (32 & 31), 1 child (12 months), 1 child planned (2-3 years)
Office: family use (in the attic or, until the second child arrives, on the upper floor)
Conservative or modern style: rather conservative → brick
Open kitchen, kitchen island: yes, yes
Number of dining seats: 6
Fireplace: yes
Garage, carport: probably a garage-carport combination (must also be brick-clad and have a gable roof)

What do you particularly like?
What don’t you like?

→ I would prefer the kitchen to be towards the entrance/street (southwest corner), but then the living area shifts to the east, and we want the living spaces facing south (towards the garden).
We also considered rotating the house 90°, but then the entrance would be on the gable side, resulting in a very long hallway inside, which we don’t like.
So the current layout is a compromise.
We would like to separate the technical room from the utility/pantry area and use it as a kind of mudroom (for shopping or, for example, after gardening work). We are still uncertain about the most practical location and door placement for this.
Oh, and something that might not be clear from our amateur drawings: there is supposed to be a fixed staircase from the upper floor to the attic at the same spot as the ground floor staircase → hence the dormer.

We would be very grateful for any advice or suggestions.

Setting the floor plan aside for now – may I ask which software you used to create the floor plan and the 3D views?

The floor plan reminds me of a specific prefabricated house (D..Haus).

I don’t find it ideal that the living room is accessed through the kitchen.
With the staircase right next to the front door, you’ll always be carrying dirt upstairs, and in winter you’ll have to walk through wet areas when going down. The latter was the reason why we decided against having the staircase next to the front door in our second house.
I would remove the partition wall between the cloakroom and the hallway, as it limits your furnishing options.
Is a fireplace planned in the living room? If so, where is the chimney or flue located?
The route from the kitchen to the terrace is quite long.
I wouldn’t install an 88.5cm (35 inch) door between the utility room and kitchen. Keep in mind that you’ll probably need to carry drink crates, laundry baskets, shopping baskets, possibly a baby carrier, and similar items through here quite often.

I think the upstairs layout is quite okay. Consider adding a door between the dressing room and the hallway; this would save you cumbersome trips with laundry and you wouldn’t always have to walk through the bedroom.

Okay, I have the same criteria as the others, but I still like the design! The windows upstairs need to be bigger. A different kitchen layout means a completely different house...

I would question the extra shower behind the guest toilet. The distance between the sleeping area and the shower is too long for that. Otherwise, it looks reasonable – may I ask who is planning or installing such a huge driveway? The city or a developer?

@Tihiddi: Sure... take a look at 3D CAD from Concadus... so far we’re still quite impressed with the software.

@Manu1976:
I don’t find the entrance through the kitchen/dining area too bad. I prefer the living area to be somewhat separated, without a direct view of a door. It just feels cozier that way...
I agree with you about the staircase. We also experimented a lot but couldn’t find a suitable layout without significantly extending the hallway, for example a half-landing staircase on the north gable side. But that would also waste quite a bit of space in the hallway and limit design options.
If anyone has any ideas... feel free to share ;--)
The note about the door width is a good point... we still need to check that. A wardrobe was planned in the entrance area, which explains the wall recess.
