Hello everyone,
Due to a new addition to the family, I also need a new home and plan to start building soon.
About the plot:
It is reserved in a new residential area (under development). On the plan, it is the marked parcel, but at my request it will be expanded to the right to 1000 sqm (plan has not yet been updated).
- Not on a slope
- Site coverage ratio 0.3 (I comply)
- Floor area ratio 0.6 (also fits)
- Building setback 3 m (10 feet) from the edge (except for the garage)
- Maximum 2 floors, any roof shape, almost any architectural style
Client requirements:
- No basement (I prefer to use the footprint efficiently)
- Shed roof => partly 2 floors
- Currently 2 adults + 1 child, later another child
- Few overnight guests
- Fireplace yes, double garage, open but with separation
House design
- My own planning => serves as a template for the future architect
- The house will be built in two phases... The left part (ground floor with grey living space) might be built only in a few years. That means in the first step we will build the dining room, the right two-story section, and the garage.
- When the children are older, they can live separately on the first floor, and us parents will live solely on the ground floor
- Since no basement, a somewhat larger pantry, garage, and utility room under the stairs (access via a door disguised as a shelf on the dining room side)
- Windows will not all be operable as shown on the plan later
- Heating system: gas, underfloor heating
For us, the most important aspects are the floor plan, room layout, and spatial arrangement.
I look forward to many suggestions and critiques.

thanks for the suggestion. Something like this (see attachment)?
- I reduced the size of the pantry so that I can still fit a guest toilet with a window somewhere. As a result, the utility/technical/storage room is now larger.
- The hallway is a bit large now...
Regarding the new development area: The extension was planned for about 5-6 years from now (when the first child starts school and we need a second bedroom). I didn’t know there were building restrictions like that... I will ask the mayor.

Can I imagine the extension of the plot like this? So to the right, which would also shift the 3m (10 feet) boundary?
Are the dimensions roughly correct?

(I rotated it about 10° to the right ... was trying something out, but I’m mainly waiting for confirmation of the plot.)

the city’s plan is still in draft form. After consulting with the civil engineering office, the mayor confirmed to me by email that the plot can still be increased to 954 or 1000 sq m (10,270 or 10,760 sq ft)... Since the plot below is already reserved, I assume it will be extended to the right... But it will only be certain once the plan has been revised (I expect this to happen in early January).
Yes, it will be about 200 sq m (2,150 sq ft) without a garage... However, I won’t have a basement for that... Roughly planned, the house alone will cost around €380,000 (Euros). The land is extra.

Regarding neighbors: This is just an initial preliminary reservation. The houses were only drawn in as examples by the civil engineering office. So far, this development plan has only been unofficially shared by the mayor... The building area is supposed to be officially announced in January... For now, it’s still just a meadow... Yes, I think the most important thing for now is how the plot will be finally expanded...
Regarding the garage location: I would now consider moving it slightly further back. I find the idea of marking out a virtual pie slice using the outer corners of the buildings interesting. Minor details, like where the bathroom or cloakroom should go, can be planned by the architect. However, I would also be interested in seeing that design. Please share it then 🙂
