What is the most important / fundamental question about the floor plan in 130 characters?

As I am very active here in the forum and like to help others with topics like floor plans, financing, etc., I would now like to share our project here and hear your opinions. I hope you like it too. Perhaps there is still a serious flaw or something that could be quickly improved, if it appeals to us.
We have invested a lot of time in planning. Since March/April 2020 we have been actively planning—from a prefab home supplier with about 120m² (1,292 sq ft) to a current regional solid builder with 160m² (1,722 sq ft). A lot of effort went into our planning and we hope it pays off during construction and upon completion.

We will sign the contract in the next 2-3 weeks and will release the offer as well as the floor plan and our revised building and service specification to prepare everything for contract signing.
We are building with solid construction through a regional general contractor. Construction start: May 2021.

I don’t understand why anyone would want to look out onto the street. I want to look into MY own garden. For what happens at the entrance, there are cameras.

The kitchen space is 3.40 meters (11 feet) wide—without cabinets. As mentioned, with cabinets, we’re at about 2.10 to 2.20 meters (7 to 7.2 feet).

The area should be cozily separated; the kitchen should not be too integrated, which is why our solution works much better for us personally. I do understand what you mean by the narrow layout, but I suspect that, according to our preferences, it won’t bother us.

After several months, I have now looked at the pictures, including the finished floor plan, and thought to myself: I am in love... That’s exactly how we imagined it. 😀

In my opinion, you’re contradicting yourselves. You don’t like open floor plans, yet you want a cozy living area.

Your current living/dining area feels like a large hall—long, open, and "cold."

I personally walk from the living room to the kitchen about 1,000 times (mostly to the fridge :p). For me, that would almost feel too far apart in your case.

I would at least try to create some kind of room divider between the dining and living areas that adds to the coziness, similar to what @Steffi33 has...

Edit: A toilet directly adjacent to the living area would bother me.

Well, the furnishings determine the warmth of a room. We have a large living area on the ground floor—which I think is very nice. With color, furniture, etc., it feels cozier, but it’s not cramped like a 40m² (430 sq ft) living space, for example.
So, I don’t see any problems there.

I see that the kitchen is really the main topic, which we can handle very well! So the feedback has already helped us a lot and also reassures us about the rest of the floor plan 🙂
We were more concerned whether there might still be any “mistakes” or anything really impractical that we hadn’t considered.

Why not have a guest toilet adjacent to the living area? 😀

There is definitely no mistake in the floor plan itself. Only the walkways are impractical. You will also definitely need a small cloakroom or storage area near the staircase if you don’t want shoes scattered around the hallway.

I also wouldn’t want to go down to the basement every time to get the vacuum cleaner, broom, groceries, drinks, and so on...

Because you will hear everything through the wall 😉
