Hello everyone, I have been following this forum for some time as we are planning to build a house. There are two of us, and we want to build a captain’s house. We would appreciate any suggestions and feedback.

Regarding the questionnaire:

Space requirements: ground floor and upper floor as per floor plan
No office or dedicated workspaces
Regular overnight guests per year: 2 persons
Conservative construction style
Open kitchen with kitchen island desired
Number of dining seats: 6 to 8
Fireplace: yes
Music / stereo wall: no
Balcony or roof terrace: no
Garage or carport: rather no
Utility garden or greenhouse: no

House Design
Designer: own modifications based on various designs by building companies
What do you like most? Why? Fits our lifestyle, home cinema possible, therefore no TV in the living room
What do you not like? Why? I am quite uncertain about the bathrooms.
Estimated price according to architect/planner: 600k
Personal budget limit for the house, including fittings: 750k
Preferred heating system: air heat pump with underfloor heating

If you have to forego anything, which details/expansions
- can you do without:
- can you not do without: actually nothing

Why did the design turn out the way it is now? For example:
A mix of many examples from various magazines…
What do you think makes it particularly good or bad? We have accommodated all the rooms we need and probably have enough space

What is the most important fundamental question about the floor plan in 130 characters?
Will the floor plan work as it is? Are there suggestions for improvement?

Site plan: pink rectangle (no. 17–22) with blue outline, green-yellow surroundings.

I don’t think that someone who has studied needs instructions from a layperson.
I also doubt that anyone, even if they draw it that way, would really want it like that.
I believe that a layperson tends to naively fall in love with every design they create themselves using a mouse and software. While pride is understandable in children, I expect reflection from adults.

It is good when the client knows what they want. However, I think it is wiser to avoid an anchoring effect or priming caused by a specific floor plan.

More important than a floor plan is a room program.
It includes what you actually need.
Not “bedroom,” but
a bed with the dimensions xyz
x m (x ft) of continuous wardrobe—how is an architect supposed to know the space required for a handbag collection?

This way you move from room to room.
Include pictures of what you like,
and so on.

Unfortunately, this was ignored by @Ostseefan12, but these are exactly the questions I’m asking myself as well. The actual area is closer to 250 square meters (2,690 square feet)... for two people... this definitely needs further explanation.

So, we are usually just the two of us now. The children have moved out.
We deliberately chose the bungalow style. We have about 130 m² (1400 sq ft) of living space, plus around 21 m² (225 sq ft) of attic space.
That’s more than enough, and our children also have space to sleep and retreat. They even have their own separate guest bathroom with a shower at the front.
All my neighbors have one-and-a-half-story houses and would now gladly trade with us. 🙂

I agree completely. We are building a 138 m² (1485 sq ft) bungalow and there are three of us. Financially, it wouldn’t be a problem to add another 50 m² (540 sq ft). That wouldn’t cause the huge cost increases either. But why bother? I’m building not to avoid my wife, but to enjoy the house together. 😎
