Hello dear forum,
It’s finally time for us to present our floor plan.
We have read a lot, thought it over, made corrections, and now it’s finally finished.
We have a planning meeting with the architect soon and wanted to show you our nearly completed floor plan beforehand. It was created with the help of a consultant. (Heinz von Heiden)
A large living room with an open kitchen was very important to us. The plot faces southwest, and the living room is oriented to the south. The gable on the upper floor will be open.
Development plan / restrictions
Plot size: 750m² (8,073 sqft)
Slope: -
Site coverage ratio: 0.2
Floor area ratio
Building area / building line / building boundary: all open
Edge development
Number of parking spaces: 2
Number of floors: 1.5
Roof type: gable
Style: modern / country house
Orientation: southwest
Maximum heights / limits
Additional requirements
We are quite satisfied with it so far; maybe you will find small details that could be improved.
Thank you very much.

and remove the h... I mean Viebrockhaus – this is a solid construction house builder that, if suitable for the situation, offers some quite nice floor plans. Two children's bedrooms and a large open-plan living, dining, and kitchen area are, I believe, included in almost all of their floor plans.
From what I recall, every provider offers a "spacious living area on the ground floor and 3 bedrooms on the upper floor." That’s the standard that everyone wants. The smaller houses have drawbacks, but it works well in the larger ones, where you can even swap the utility room with a bathroom and wardrobe.
Regarding the bay window: it should either be wider to accommodate the dining table or be left out completely. The living area can also be slightly shifted or reduced in size so that the bathroom has proper access along with a wardrobe cabinet.
Upstairs, instead of the open void, a small room or storage space would be more practical. The open void itself only has disadvantages in this house (noise, cold air from the entrance going upstairs). An open void only works if it is a design feature: for that, the house needs enough space.
How should one understand this architect’s package? What does it include?

May I ask how wide your plot is?
We are currently planning a similar house, and I really like your idea of placing the carport at an angle in front of the house!
Thanks a lot and best regards,
Julia
