Hello dear forum,

It’s finally time for us to present our floor plan.
We have read a lot, thought it over, made corrections, and now it’s finally finished.
We have a planning meeting with the architect soon and wanted to show you our nearly completed floor plan beforehand. It was created with the help of a consultant. (Heinz von Heiden)
A large living room with an open kitchen was very important to us. The plot faces southwest, and the living room is oriented to the south. The gable on the upper floor will be open.

You encouraged us to rethink our plans, and we have actually redesigned both the ground floor and the entire upper floor. Originally, we didn’t want to separate the bay window on the upper floor, but we just can’t find any other solution. We’re happy to receive more suggestions and ideas. On the upper floor, we had to give up our walk-in closet, which we do miss a bit, but maybe you have ideas on where we could fit one. We don’t think it makes sense to remove the gallery, as our large wardrobe wouldn’t fit there due to the sloping ceiling. What do you think?

On the ground floor, we completely relocated the kitchen, and it currently feels really good. This also gave us space for a kitchen island. The sofa is no longer in front of the window, and we created a cozy TV corner with a view of the garden. We even managed to include a pantry and a proper coatroom. What are your thoughts?

Certainly, it can still be optimized, but I prefer the basic concept more than the first draft.

Sigh, nevertheless, the dimensions are definitely very important when it comes to the space in front of the patio doors, around the island, the dining table, and the area for the wardrobe/bedroom closet.

Suggestion: Move the window above the sofa to the opposite side of the room (facing the dining table).

I’m afraid the staircase is too steep and too short. It seems to be only about 300cm (10 feet) long.

What is labeled as a cloakroom is not one; it’s the corridor leading to the restroom.

I would use the gallery as storage space.

I would probably skip the pantry. The door could be left as a passageway to the utility room.

Is the door opening for the guest bathroom large enough to pass by the sink while still being able to enter the room?

The living room corner is too small to properly fit a seating set, for example. Next to it, there is a large "dead" space; the dining table is drawn much too small, so you should furnish it more realistically.

The bay window remains completely unnecessary, even more so on the upper floor than on the ground floor. I would allocate the costs for this more effectively. The staircase on the ground floor near the laundry room entrance is rather inconvenient, and the laundry room space, minus the door, is quite tight if it is also intended to be used as a storage room. The door in the ground floor bathroom/WC cannot be opened as shown.

Remove the open space (void) and use that area better, for example, for a linen closet.

So the floor plan still doesn’t meet with approval. We’re slowly running out of ideas. Forgetting everything else for a moment, what suggestions would you have? A large open-plan living and kitchen area is important to us.
