Hello dear forum,

It’s finally time for us to present our floor plan.
We have read a lot, thought it over, made corrections, and now it’s finally finished.
We have a planning meeting with the architect soon and wanted to show you our nearly completed floor plan beforehand. It was created with the help of a consultant. (Heinz von Heiden)
A large living room with an open kitchen was very important to us. The plot faces southwest, and the living room is oriented to the south. The gable on the upper floor will be open.

Waste pipes running through the living room... if you like that.
However, the wall in the living room will compromise the desired spaciousness.
You don’t have a straight staircase, do you? It’s quarter-turn, right...

I would swap the walk-in closet and the second children’s room (of course, also align the wall with the stairwell wall) – then turn children’s room 2 into the bedroom with a 4-meter (13-foot) wardrobe along the top wall.
You could then convert the “gable room” into a playroom or hobby room – you might even be able to take advantage of the panoramic view there.
By the way, I would position the shower in the bathroom at the top right of the plan and place the sink in an extended partition wall next to the toilet (roughly where the shower is now). Paint the partition wall near the toilet – the room isn’t that big.

Note regarding the frequently mentioned downside of wastewater pipes in the living room. If properly installed, you absolutely cannot hear anything. However, there may be some surface detection – in our case, we had them built as a service shaft, through which the water pipes also run upstairs.

Regarding the floor-to-ceiling window in the bedroom, a conversation with our neighbor comes to mind:
Neighbor: "Well – we have a floor-to-ceiling window in our bedroom. Recently, I was shocked when I got out of bed naked and realized we still didn’t have any curtains on the window (priority number 187 on our list) and that everyone could see me."
Me: "Then I would try crawling around if you want to move naked through your bedroom again."

I think curtains have definitely moved much higher up from position 187 on the priority list by now.

Well, crawling only works to a limited extent when it comes to basement windows.

It depends on what you want to show. A well-extended back can be charming. A nice belly works as well (OK - in this case it's probably less about the belly) .
