We plan to build next year and have already been working intensively on the planning. The plot we are interested in measures 15m x 20m (49ft x 66ft). Two-story townhouses are permitted, which suits us very well.

We are currently designing a house of about 150m² (1,615 sq ft). We definitely want to plan for two children’s bedrooms. Since we both work from home, we need a separate room as a home office. Unfortunately, this is often the main challenge with most standard floor plans. We cannot afford a basement, so the storage/laundry room in the layout is relatively large.

I am still quite unsure about the living/dining area, but I’m sure you can offer some creative advice. Looking forward to all suggestions.

The eave height is 6m (20 feet) and the ridge height is 9m (30 feet). The only requirement for the roof pitch is a minimum of 10° (10 degrees).

The utility room is sized this way because we also need a storage room. The entrance would be located on the west side.

The design doesn’t work at all... neither staircase is feasible, and the hallway upstairs is not well planned...

Furthermore, the utility room along with the storage room is far too large... while the kitchen is much too small!

Even if you need a storage room... such a huge one is pure waste of space... meanwhile, other areas feel cramped...

Please redesign from scratch...

My girlfriend is a teacher and simply needs a large storage room to store her documents. If she kept every school year's materials in the study, it would just get overcrowded. That’s the reason for this solution.

Also, I don’t understand why everyone says the kitchen is too small. We carefully considered how big we need the kitchen to be, and this is the result. A larger kitchen would be a "waste of space" for us.

You can tell it’s your first time building a house... if you build it like this, you’ll regret it later... let’s say about 7.5 square meters (80 square feet) of the room will be used for equipment...

What exactly do you want to store in 10 square meters (108 square feet)? How many documents does your girlfriend have? Does she teach all subjects or something?

I have two teachers in my family, and in their opinion, more than one "normal" home office is not necessary...

I also find a 9 square meter (97 square feet) kitchen quite small... you’re building a house, but everything is as small as possible except for the storage room...

Also, a 30 square meter (323 square feet) living-dining area is way, way too small for a house of this size...

Addendum:

Hmm, I’m not sure if cooking even takes place at your place... if the kitchen is just for show and the food comes from elsewhere, then 9 sqm (97 sq ft) is definitely enough...

Yes, that would be house number 1. We currently have a 9sqm (97 sq ft) basement where we keep a large cabinet with her documents (elementary school, so covering all subjects) and other items that we don’t want or can’t store in the apartment. In her study, she always has the documents she frequently needs and those for her current grade. I agree with you that the living-dining area could definitely be a few square meters larger. Regarding the kitchen, we already have a kitchen that is large for us, with quite a bit stored in drawers, which then should go into the pantry. So the 9sqm (97 sq ft) would be quite sufficient for us.
