We are currently designing a house of about 150m² (1,615 sq ft). We definitely want to plan for two children’s bedrooms. Since we both work from home, we need a separate room as a home office. Unfortunately, this is often the main challenge with most standard floor plans. We cannot afford a basement, so the storage/laundry room in the layout is relatively large.
I am still quite unsure about the living/dining area, but I’m sure you can offer some creative advice. Looking forward to all suggestions.

What I would find bothersome is the long hallway on the upper floor.
Also, I think having only 2 meters (6.5 feet) of space for a sofa with 2 adults and possibly 2 children is far too little.
I would try to combine the kitchen, dining area, and pantry instead.
Right now, you have to go from the kitchen to the pantry and from the kitchen to the dining area through the living room, walking around the sofa.
There are plenty of standard floor plans that solve this much better with more separation.
The exterior views don’t fit at all.
With a 300 m² (3,230 sq ft) plot, are you even allowed to build this large, or would you exceed the floor area ratio?
Is a garage or carport planned?

Imagine adding a window at the end of the hallway—I forgot to include that. I hadn’t considered the option of enlarging the bathroom and shortening the hallway. That would make the hallway shorter, but the lighting issue in the hallway would remain.

A basement would cost at least 50,000 EUR, which is not insignificant. The attic conversion plus adding another floor would cost around 20,000 EUR if my calculations are correct.

According to the zoning plan, two floors are allowed, and in a narrow strip even three. The floor area ratio here is 0.4, so we should actually stay within a 300m² (about 3,230 sq ft) plot.
I have placed the furniture as an example for now; I also considered another layout with the dining area directly opposite the kitchen, but that felt a bit odd to me.
