ᐅ Single-family house floor plan, approximately 200 sqm without a basement – assessment

Hello everyone,

I have been following this forum for some time now, looking at other threads as well as their floor plans and feedback.
My wife and I are already in contact with a construction company, and the floor plan is roughly finalized. I also contributed to the design of the ground floor.
However, I am not satisfied with the layout of the upper floor because you have to walk through the dressing area to reach the bedroom.

I have been planning and moving walls around for about a year now, and I am starting to get somewhat "blind" to the design.
I would really appreciate any constructive feedback, both positive and negative, on the floor plan.

The rooms are quite large, but we prefer it that way (child’s room about 20sqm (215 sq ft), etc.).
Originally, we wanted a full basement, but due to the groundwater level, this is no longer possible.
That is why the rooms are arranged around the garage, with a large utility room including a cloakroom on the ground floor, and a laundry room on the upper floor.
The site plan including the property boundary is provided just to help visualize the dimensions of the plot.

then you should understand that you can’t just copy sections and elements from finished floor plans into a new one so easily

I am now also a bit shocked: you change your requirements for your house quite often – of course, that makes it difficult to accommodate them.

Could you please keep your messages shorter? Who is supposed to read all that? And you keep asking everyone to reread everything from the beginning! That would be a nightmare!

So, I’ve made a few adjustments. Regarding those bicycle storage rooms, I would put them in a wooden shed on the property. It’s much cheaper. That’s what we did. This way, the project might still be affordable. Otherwise, the original poster could attach these rooms to the left side of the garage. Personally, I would just leave them out.

One real uncertainty with this design: the sloping ceilings in the laundry room. Are they high enough for the doors? It could work, but who knows...

Oh, and don’t forget, the floor area measurements aren’t exact (about 10% less?), and upstairs even less due to the sloping ceilings!

Apart from the fact that the dressing room naturally needs to be recessed (2/3 rule), the balcony is also there, the passage to the upper floor is missing, and the pantry is simply too far from the entrance for me, this is a good approach. At first glance! I think the second entrance is well solved!

I’m curious to see what Slammer has to say about it.

I’m just concerned that the second stairway might conflict with potential roof regulations. At least, the developer’s plan shows the roof slope there.

Oh, right, of course. The roof is so low. The stairs have to be different. I always forget about the slopes – such a pain.
