the forum has already given us many helpful tips and critiques that we have now incorporated into our floor plan. We would like to sincerely thank you for that. Attached is the draft from our architect, which we already like very much. We look forward to your suggestions and feedback.

Bathroom planning should already be considered. In my design, I saved some square meters that I would invest in a children's bathroom for three kids.

The architect should have more experience with the windows. I just noticed that the windows on the upper floor are quite large.

The window on the upper floor is sufficient and cannot be made larger. In my design, this would be possible because there is a flat roof.
- Too little daylight at the stairs on the ground floor (window like on ground floor instead of an interior window?)
No problem in my design. The bathroom definitely needs to be planned. Do you have a washing machine and dryer in the bathroom? Another set in the utility room?
- Skylight window in the bathroom facing the garage possible? How much would the garage roof pitch need to be reduced? Possibly a slightly asynchronous garage roof design?
As mentioned, two bathrooms could fit there, or at least a utility room.
- Current impression: bathroom very large, dressing room relatively small
If you want to use the attic, a roof window is necessary.
- What effects does the 1.78 m (5 ft 10 in) wall height have at the entrance to the attic?
Appliances should be drawn in.
- Representation of appliances in the utility/technical room possible? Possibly spatial separation feasible?
This should be reconsidered entirely. I like a direct entrance to the house from the garage. But your layout is quite a maze.
- Positioning of the door in the utility/technical room, possibly towards east-south?

hanghaus20234 Oct 2024 16:06In the old post https://www.hausbau-forum.de/threads/doppelgarage-grenzbebauung-in-bayern.47886/page-2 in #9, @ypg quoted the state building code, which states that the garage as planned is allowed. However, I wouldn’t like it.

Bavaria is certainly an expensive area, you’re right, although it’s not the Munich metropolitan area but a rural region, it’s still costly... No worries, I’m not trying to discourage you about your house… so far it looks good.
A ceiling height of 250cm (8 ft 2 in) wouldn’t be a problem for me, ours isn’t much higher either…
I can’t contribute much else, there are more knowledgeable people here.
Regarding the costs again:
If you can do a lot yourself, that’s obviously great and has a lot of potential savings, but there are still plenty of unknown factors where a good buffer should be planned… As mentioned, for example, soil, sewer connections, possible environmental requirements, or even archaeological conditions, etc.…
