Number of dining seats: 8+
Fireplace: no / not planned
Music/stereo wall: just a media wall 🙂
Balcony, roof terrace: no, only a terrace on the ground floor
Garage, carport: double garage
Current plan should allow for a separate living unit upstairs (granny flat / separate apartment) and living on the ground floor in old age.
House Design
Planning by:
-planner from a construction company based on our ideas
Price estimate according to architect/planner: not yet known
Personal price limit for the house, including fittings:
Preferred heating system: air-to-water heat pump
What do you especially like? Why?
We really like the setback in the house design visually, but we are quite unsure whether this might make the kitchen/dining area too cramped and small. We tend to “expand” it again to simply have a rectangular house with a bit more space.
Why is the design the way it is now?
Draft by the house planner based on our sketches/ideas
What is the most important / fundamental question about the floor plan in 130 characters?
Does the plan function as we imagine? We worry the kitchen/dining/living area feels cramped. We want an open/spacious living area with bright rooms.
Some opinions / assessments of the plan would be appreciated 🙂
PS: The latest attached plans lack a north arrow, so I’ve also included an earlier version with a north arrow.

Unfortunately not.
I am currently experimenting with your floor plan because I believe that storage rooms located in the middle of the house are counterproductive.
Anyway – so far, I don’t see a solution with this staircase and house layout without altering your ideas. Would your experimenting benefit if we remove the requirement for a separable living unit? We are also open to a different staircase design. However, what we absolutely want is a vestibule at the entrance – ideally with a coat closet directly connected. You shouldn’t enter the living room/kitchen area immediately upon entering the house. Furthermore, we want to keep direct access from the garage into the house, as well as an office on the ground floor. Basically, the room layout should already include what is in the current plan. As for the house shape, we are mainly limited by setback requirements.

Is it really difficult for you to read my assessment constructively (I deliberately wrote it simply)? In fact, our design is based on a floor plan from acquaintances whose exterior dimensions are 13 x 14 m (about the same proportions as ours), which we find visually and spatially very appealing. From that, we tried to incorporate our "compromises" (separable living unit; garage-to-house access; guest WC with shower). Realizing this within these exterior dimensions doesn’t seem feasible for us financially or in terms of available space on the plot.
We actually quite like that the pantry is located centrally. We could imagine possibly adding a niche there to place a side-by-side refrigerator, which would create more workspace in the kitchen itself. This is regardless of whether and how the plan may change in the future.
Many thanks to everyone who is considering our project and sharing their thoughts 🙂
For heaven’s sake! Even with a mechanical ventilation system, an interior storage room without a window and containing a fridge/freezer unit can quickly become a small sauna. Cooling appliances generate quite a bit of waste heat.
We have a pantry with a window and mechanical ventilation, and in summer, despite the window being open on the north side, it sometimes gets quite warm because of our freezer. I don’t want to imagine what the temperature would be like if there were no window...

We have a pantry with a window and controlled residential ventilation, and in summer—even with the window open on the north side—it can still get quite warm because of our freezer. I can’t imagine how high the temperature would be without a window... I think you misunderstood or I didn’t explain clearly enough. The niche is meant to be designed so that the refrigeration unit is not actually inside the storage room but is accessible from the kitchen area, though recessed within the wall.

In fact, our design is based on a floor plan from friends whose exterior dimensions are 13 by 14 meters (approximately 43 by 46 feet), so the proportions are actually quite similar to ours, and it appeals to us visually and in terms of the spatial experience. Reducing thirteen by fourteen meters (43 by 46 feet) down to eleven by eleven meters (36 by 36 feet) doesn’t really support maintaining the same sense of space. Besides, I don’t really see this as an answer to my original question:

Here is an idea for the ground floor. Your request to keep the floors separable and maintain the passage between the garage and the house (red line) has been preserved. The kitchen, dining area, and living room are less cramped. Later, you could separate the living room and use it as a large bedroom. Upstairs, it should also work well with the staircase, creating a north-facing corridor from which all rooms can branch off.
