Hello everyone,

We would be very grateful if you could review our floor plan. What works well, and what doesn’t? Is something missing or could something be improved or made more practical?

As you can read below, we are not satisfied with the placement of the garage in front of the house. What options do you see, and how could it be done better?

Since we have an unobstructed view to the south and west, we want to bring as much nature and light into the house as possible. An open kitchen-dining area with a subtle separation to the living room is important to us. On the upper floor, you should be able to enter the walk-in closet and bathroom directly from the bedroom.

House design
Who designed the plan:
Mainly ideas and rough drafts come from us, inspired by model homes and the internet. Final planning by the real estate developer’s architect.

What do you particularly like? Why?

What do you dislike? Why?
The placement/use of windows on the south side (terrace) is not optimal yet.
The biggest issue is the garage placement in front of the house. Due to the slope, the house should be positioned as far north as possible on the south side of the plot. However, we don’t really like the idea or plan to position the garage directly in front of the house/entrance.
We have thought about placing the garage beside the house on the west side. However, this creates a very long driveway and, since we don’t want to move too far south because of the plot’s situation, the space for maneuvering a car becomes quite tight.
We would be very grateful for any innovative ideas on how to best position the garage in relation to the house.

Why did the design become what it is now? E.g.
The design was created from freehand sketches on paper and our own work on the PC, based on our wishes and requirements. The architect adopted most of this and optimized a few rooms/walls.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
How can we elegantly fit the desired double garage on the plot considering the terrain, without it standing out too much in front of the house/entrance?

400k as a maximum value is ambitious.
I also arrive at 400k.
2000 * 150 = 300,000
+ 40,000 additional construction costs
+ 40,000 double garage
+ 10,000 kitchen
= 390,000

What immediately catches my attention are the measurements: the dimensions of the wall openings look like concrete or masonry construction (except for the room doors), but the sizes of the wall segments and the wall thicknesses (38 and 16.5) do not seem to match that (?).

The path from the driveway to the front door reminds me of the saying "taking the long way round." Also, the phrase "he must come through this narrow alley" comes to mind considering the 1.5 m (5 feet) passage width here.

The biggest floor plan flaw is, once again, the straight single-flight staircase, whose far from only victim is the bathroom (with the partition wall standing in front of the window—another charming detail that makes me doubt the architect’s idea of "optimization").

I don’t see the garage location as the main issue, but rather the entrance on the north side. For this plot, I would place the entrance only on the east side. That means starting the floor plan from scratch.

I find the 3m (10 feet) distance from the garage neither here nor there. Either make it 5m (16 feet) so guests can park in front of the garage, or place the garage right at the corner. My preference is definitely the 5m.

What kind of work will be done at the workbench in the garage? With an interior length of about 6.4m (21 feet) and a car length of 4.7m (15 feet), for example an Audi A4 Avant, plus some clearance between the car and the door, there isn’t much space left over.

Ground floor: I might consider extending the kitchen island all the way to the right wall and adding a door there to the kitchen. This would allow for waste disposal without having to go through the entire house. Since you don’t have a basement, a pantry is probably essential. Personally, I find two tall cabinets in the kitchen to be insufficient.

Upper floor:
I wouldn’t include a door from the dressing room to the bathroom. Doors tend to be left open, and if someone is showering (for example, a child) and your door is open, it could be annoying.

And in general, don’t ask anyone for their opinion on the floor plan, because everyone has different tastes and ideas.

Some conditions simply exclude each other. Prioritizing seems essential.

Not innovative, but given the large plot, the most obvious solution:
Floor plan of a residential house with an attached garage on the property.
If the 3m (10 feet) shift to the north really matters, an alternative would be a 9m (30 feet) long single garage and, later on, if permitted by the zoning plan / building permit, a carport on the eastern boundary. If the long driveway is the problem, in my opinion only an entrance on the east side is possible, which of course leads to a complete redesign. The questionnaire is only very incomplete regarding the zoning plan / planning permission. Maybe you should provide a plan here to improve the quality of the answers. Height data would also be helpful. What do the blue dashed lines in the ground floor plan indicate?

Usually, in our discussions, it’s the other way around: people worry about having a second door because it might be locked. Who showers with the bathroom door open???
