What do you think is particularly good or bad? Very pragmatic/efficient, maximum space for living room, 3 equally sized children’s rooms on the upper floor. Maximizes usable living space under very restrictive development plan.

What is the most important basic question about the floor plan, summarized in 130 characters?
1. Are there any no-gos, things we might have overlooked?
2. How can we get another office on the ground floor (or upper floor) through modifications?
3. The hallway is quite small – is that a problem?

Basement floor plan: Basement I & II, entrance hall, stairs, building services.


Ground floor plan: Living, kitchen, guest, hallway, shower/toilet, storage room, stairs, carport.


Upper floor plan: Hallway, bathroom, stairs, CHILD I, CHILD II, bedroom.

I can understand your point. As described, it is basically just a production house with some modifications. Before, we had a production house with a bay window (on the left side of the floor plan, see the attached drawing of the upper floor). However, we cut that out due to cost reasons (it was about 15,000 euros more expensive). Our budget planning is already tight, so it has to be a production house with changes in terms of price.

Regarding the desert: We have already signed with the house provider. The planning meeting with the architect is still pending. So moving walls is still possible.

Draw all the furniture to scale once, including the clearance space for movement. I’m afraid your living and dining area will feel cramped.

Mentally walk through the floor plan. Imagine your daily routines. Where will shoes, jackets, and bags be placed?

Do you think the living and dining area is too small compared to the entire ground floor? We basically have three cabinets, each 35cm (14 inches) deep, along a length of about 2.90m (9.5 feet). I hope to arrange them flexibly. We don’t want a traditional TV wall unit, as we are not planning to have a television.

One more thing: What do you think about the entrance to the living room actually going through the kitchen? Would you install an additional door immediately to the right of the entrance?

I think that's fine and would not add any doors.
