Dear experienced home builders,

Here comes another floor plan, this time quite standard, as we are building a very normal semi-detached house. Still, I hope you can help me a bit. I at least have the feeling that there are some valuable tips for me here in the forum. Thank you very much in advance.

As you can see, we are unfortunately very limited due to the small building envelope and can’t build a very large semi-detached house. We would like to place a bay window outside the building envelope to gain extra space on the ground floor. Unfortunately, this would mean we no longer qualify for the simplified approval process and would have to have the plan fully approved. Our builder (I think they just want to get their payment as soon as possible) insists on staying within the simplified approval process, but we want to at least try to get the bay window approved. That’s why there are two plans, with and without the bay window.

Somehow, I am not satisfied with the floor plan at all. I actually wanted the staircase access to be in the hallway, but now I see that this takes up a lot of space and the kitchen (which, by the way, lacks a window) seems relatively large. I would prefer to move the stairway a bit to the right and reduce the storage room. But this leads to our big problem: we would like to have a shower room in the attic. That is already hardly possible, and if the stairway moves even further right, there would barely be any space left... oh man, does anyone here have a solution?

We basically need to redesign the basement again. It seems that the builder didn’t quite understand us...

Hello everyone,
a promise is a promise. Attached is our final floor plan. In the attic, a wall will still be added for a walk-in closet, but otherwise, there are no changes. The attic is so-so... unfortunately, we only have a 30° roof pitch and no knee wall :-((( We will probably add dormers later to gain a few extra square meters. We know the staircase is narrow, and it will be difficult to move bulky furniture to the upper floor or attic, but there was no other option. Well, the floor plan is quite standard, but on the plus side, we now have the bay window and are just waiting for the plastering to be finished. Best regards

Sorry, but what is this supposed to be? Having the shower below the 2 m (6 ft 7 in) mark in the attic? Even if there is a double casement window there, I think that’s a bit unrealistic.

In my opinion, the bay window doesn’t add much right now. Unfortunately, the floor plan drawings again exaggerate the amount of space and room available. The size and placement of the furniture… distance between the fireplace and sofa about 200 x 75 cm (79 x 30 in), dining table for 6 people about 80 x 120 cm (31 x 47 in), etc.

Is the kitchen supposed to be arranged like that? Hmm...

It’s a shame you didn’t respond to any of my ideas.

Yes, that's true. We know the shower isn’t “tall,” and everything is very tight in terms of space. However, we didn’t want to do without a shower in the attic and made a conscious decision for it. We’re also not tall, so it works for us.

Well, the bay window gives us 5.5sqm (59 sq ft), and we are grateful for every meter. The kitchen will be planned a bit differently, but something similar.

Well, what can I say. No, I’m not excited about it. This is not my dream house. My dream house would look completely different. But for Munich standards, it’s absolutely okay, and I have accepted that here I only get a typical house. And elsewhere you could get a deluxe villa for the same price. But that’s just how it is.

And still, many thanks for your thoughts and suggestions. Unfortunately, not everything can be realized that easily.

The shower in the attic is below the 2 m (6.5 ft) line... if you want to install a showerhead below the double casement window there... how is that supposed to work?????

And, Munich is not easy, but you can still divide a house according to your own ideas.

Also, I would URGENTLY advise you to realistically plan the furniture layout in all rooms.

Thank you for your input; I will review everything again, especially the shower and the furnishing. The shower design is simply not ideal. I know.

We would have liked to make the bay window larger or deeper as well, but it was just not feasible cost-wise.

And of course, even in M, homebuilders can lay out their house according to their own ideas. Naturally.

I think it’s great that the long hallway on the ground floor has been removed.
I see your terrace in the northwest between the bay window and the carport. This corner will probably work best as a sunny spot for coffee, so I would plan for that.
The shower on the upper floor, I clearly see it on the right side, that is, from the stairs, opposite the bathroom door.
And why not overcome the hesitation to boldly separate a wellness area from the main bathroom? This is becoming more common, and here it’s the parents’ floor where no one else will be disturbed when you dry off in the bedroom after a shower on the weekend. The dressing wall should be left out, as it will cause more trouble than it’s worth due to limited headroom. Instead, place a nice deep built-in wardrobe with sliding doors on one side under the sloped ceiling, and voilà—your private oasis!
