Hello everyone,

Due to a building setback on the plot, the house cannot be built as originally planned.
We have now designed a new floor plan ourselves.
Please share your opinions. Should anything still be changed or considered?

Plot size 369 sqm (3970 sq ft)
House size 9 x 9 meters (30 x 30 feet)
The house will have a basement

Floor plan: Hallway, two children's rooms, bedroom with dressing room, bathroom with bathtub.


Floor plan of an apartment: Living/dining, kitchen, entrance hall, bathroom, storage room, terrace 26 sqm (280 sq ft).

Well, I assume that the original poster has already spent some time working on their design. That’s why the initial feedback might be a bit hard for them to take in right away; it just takes some time.

Hello everyone,

Thank you for your comments. The floor plans are just meant to give an initial idea, nothing more. In the next few days, we will sit down with an architect and see what is feasible. I will definitely take into account some of the suggestions and criticisms mentioned here and incorporate them. I hadn’t even thought about things like the 2-meter (6.5-foot) line regarding the washbasin, but I’m sure the architect will include that in the planning.

Actually, I usually avoid answering rhetorical questions. Apparently, my intention was clearly understood after all.

People should also be given time to consider and process things. Sometimes you read posts on the go and reply later.
Sometimes a strong collective front forms here that forces the original poster into a defensive position or tears their work down so harshly (“back to square one” and the like) that I can understand why replies might be missing. That doesn’t make your feedback technically incorrect — there are definitely some real bloopers here — but try to put yourself in the other person’s shoes as well.

I absolutely don’t see in this thread that the original poster was forced into a defensive position.

Perhaps @Malz1902 would like to say whether they felt that way?

Of course, it’s not pleasant when your own work mostly receives critical comments, but it is up to each person to decide whether to consider the (usually well-meaning) advice or stick to their unchanged design.

However, whenever a design is shared here, I have always given my personal, honest opinion, since that is exactly what the questioner asked for.

That was also my experience back in 2013 / 2014 when I first started here in the forum and had to accept quite a bit of justified criticism for our amateur planning.

If we hadn’t been pointed out to some “awkward corners” in the house back then (based on others’ experience), we would probably be annoyed nearly every day now by some of the planned “nonsense.”

Today, I am grateful for those often frank comments, as they undoubtedly helped us a lot to build our dream house.

Therefore:

@Malz1902: If my comments did indeed “bring you down,” as @Alex85 suggested, that was definitely not my intention – I think I can speak for most of those posting here with that statement.

My comments were more general in nature ("sometimes") based on what I observe. This thread is still relatively mild – here, I am specifically pointing out the impatience, because 20 hours is really nothing. Recently, someone only responded days later due to a business trip. That’s not a big deal (although it sounded like one before the original poster replied).

The reason I only replied after 20 hours is partly because I wanted to get 3-4 comments on the floor plan first, then I was only online on my phone and waiting for a short break so I could reply properly on the PC. Of course, after so many replies you need to sort things out and reflect a bit on the floor plan, but I’m grateful to everyone here for their answers. They didn’t bring me down at all; rather, they were good food for thought.
I put together the draft casually one evening on the couch. So this isn’t a floor plan we want to finalize 100% right now; it was more to see what might be possible.
And I think personal opinions, even if sometimes not so nice, are better than everyone just saying, “Wow, great, do it like that.”
