Hello,

I’ll give it a try as well. We have purchased a plot with access from the south side. There was not much choice available, but we are at least glad that a home for our family is now within reach. The detailed planning, however, is proving to be more complicated. As mentioned, the south side of our house will face the street, so most floor plans from prefab home suppliers are not directly applicable. We received a proposal from the local builder and their supporting architect. In the end, it didn’t fully convince me (the essentials are there except for the entrance area and stairwell), so I started thinking about it myself—maybe just to get a clearer idea. Since we are building with a basement and based on the experience from our current rental, a straight staircase would be preferable. Because our current apartment is completely open-plan, we tend to prefer a closed room layout across the floors.

Basically, I need general feedback, but especially on the entrance area/stairwell. Suggestions for improving the current façade are also welcome. What do you think about the access to the garage?

I don't understand the ground floor with the hallway, which is also labeled as "dining room" on the plan. In my opinion, this is wasted space. The entrance and stairwell layout remind me of a two-family house.

This happens when using software you don’t master and then rushing it to the client.

If this is from the architect, they should consider studying for their dream job. Sorry, but this just won’t work.
There are no walls aligned vertically (except the 3.43 m (11 ft 3 in) central wall), seven windows on the front with seven different frustrating designs, a 9 m² (97 sq ft) pantry and a guest WC of similar size, but instead the living room is in the basement… and 36.5 cm (14 inches) walls: do these even still exist? The windows are also placed completely arbitrarily with no alignment to the floor above.

Unnecessary… but it can be done. Then you wouldn’t need to open the door. However, I would rather plan direct access near the stairs.

In principle, I find the layout regarding the south side acceptable as it is. That can definitely stay. Staircases like this always slow down the family. I don’t like that. It’s always a barrier to quickly go upstairs, so people end up not doing it.
The pantry and WC are way too large; you could easily fit a guest room or office there. The kitchen is the usual boring U-shape thrown together. Okay, everyone wants that. But I find there’s not enough cabinet and countertop space. We have more with two people and still barely keep it tidy.

What’s the budget?

It’s not just that it hasn’t fully convinced us. First, go to an independent architect of your choice (very important: not one who only wants to work up to design phase 4!), and only then take their plans to a contractor (preferably a regional one, but it does not have to be strictly local).

You probably haven’t studied architecture any more than the draftsman. Therefore, make your own planning experiments purely as part of your clarification process, strictly separate from the serious, concrete house planning. Don’t bring the results of these trial plans to early discussions with the architect; at most, discuss them only after they have presented their own design.

I think you can safely scrap this attempt and put it in waste bin P.
It would be best to start at the beginning and first show us your new property. This means a site plan with the dimensions of the plot, street, desired house placement, possibly neighboring buildings, and any special features such as a slope, forest edge, or similar.

It would be best if you could tell us what the zoning plan requires. You can also share it here if it is available online. Otherwise, at least an aerial photo showing the surrounding area.
