Hello everyone,

I would appreciate honest opinions on my floor plan design for the ground floor. Unfortunately, I have never built before and I’m sure I might be overlooking some potential issues. The two openings to the kitchen and living room are planned without doors.




House floor plan: open living/dining area, office, hallway, WC, pantry, stairs.

Phew, personally I don’t think it’s better... maybe the hallway area, but I also found the vestibule unnecessary. However, I find the living-dining-kitchen area simply awful, way too cramped and overcrowded.

Are those the actual furniture dimensions that are supposed to fit there?
So you sit at the dining table and can’t even move back a meter because you immediately run into the sofa or the counter?

Does that office space really have to be downstairs? It takes up a lot of space. If the living room were there instead, you could add a slanted wall with a glass door and move the dining table to the right, where the sofa is now.
Are you building with a basement or an attic conversion? Could the office be placed somewhere else there?
Or what if you swapped the office and kitchen? Then the office could be a bit narrower, have its entrance right at the front door, and the kitchen nicely tucked into the corner.

What about the upper floor? I don’t like to say it, but if something doesn’t fit and you have to move the stairs downstairs, you’ll essentially have to start all over.

Hello,

no, the furniture is not to scale yet. That is still on my to-do list. The kitchen and living area together are about 51m² (550 sq ft), isn’t that already quite spacious? Yes, we are building with a basement, so the study could easily be placed one floor below. But then extend the living area to 65m² (700 sq ft)?

I still have to draw the attic on the computer. That will follow.

Without a scale, this doesn't make any sense... 51 sq meters (550 sq feet) is more than enough, I think.
I would advise you to hire an architect, otherwise this won't work.
This is just pure guesswork. Either do it properly or not at all.

......that doesn’t make it any better.
I find the top floor terrible. And to be honest? The ground floor too.
I wouldn’t like it. But if you do and it meets your needs, why not?

I have now completely cleared the old floor plan from my mind and worked on a new layout. The study has been placed in the attic. However, the drawing for the attic is not yet fully finished. What do you think of the ground floor?
