Hello everyone!

As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.

These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.

It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.

Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.

In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.

We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.

User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

Has the general contractor run out of reliable subcontractors, and did the replacement fail miserably?

I don’t know if it’s due to peak workloads or what, but here the general contractor apparently had the entire shell constructed by a subcontractor they hired for the first time.

You really wonder where exactly things go wrong. Because a crooked staircase with uneven steps won’t be on the plans.

Staircases are truly an art, especially since cast-in-place stairs are out of fashion and prefabricated stairs are molded in adjustable jigs, which would make it basically impossible to mess up. But this builder seems to think reading plans is “women’s work” — “we’ve never done that before.”

The general contractor used to have a good reputation. That’s not given for free in the industry.

Indeed, the general contractor underestimated how seriously a client can take the term “custom design.” Usually, they build “basic, reliable houses of all sizes, with cheap or expensive light switches,” but they do those properly.

Home cinema living rooms and rooftop laundry balconies probably aren’t part of the standard package, garages with back doors are rare, and since the energy-saving regulations, the first guest room in a partial waterproofed basement.

He appreciated the support here, especially since things are currently going very badly for him on the construction site. The problem is not with the subcontractors, but with the preparatory work done by the general contractor on which the subcontractors are supposed to build. Sometimes they refuse to work because they would be held liable themselves (e.g., a seriously crooked concrete staircase with highly uneven step heights, slanted walls, etc.). We had a lot of trouble with our own build, but compared to his situation, it’s minor. You really feel sorry for him; a lot is going wrong, and experts and lawyers are making good money from it. At the same time, he is currently facing significant professional stress, but he is not losing hope.

here?

Unfortunately, that does not answer what actually happened with the construction. No one knows, for example, if anyone moved in, and the last update from the quote is from a long time ago....
