Hello everyone!

As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.

These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.

It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.

Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.

In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.

We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.

User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

Regarding the insulation strips: the painter also finds it easier to paint down far enough. We therefore shortened them slightly so that painting could be done up to just below the height of the later baseboard. However, enough remained protruding for the later floor covering.

I really feel sorry for you, regardless of whether the stripes were acceptable from the drywall contractor or not.

I wouldn’t want to go through that uncertainty, and a clean separation looks different. In the pictures, it looks more like it was torn out roughly...

And the water... I’m at a loss for words... :-(

Was there a statement from the general contractor on weekdays? Where does the water come from, etc.?

After today’s inspection regarding water ingress at your construction project, the issue is due to the flat roofs not being completely finished yet, which has allowed water to enter at the junctions.

This is not a defect and will be properly completed by the roofer tomorrow.

The flat roof above the living room could not be finished yet because the windows must be installed first to properly create the connections.

As I already informed you on site, the garage doors still need to be adjusted after the electrical installation is fully completed; we can only do this once the electrician has finished their work.

In my opinion, the following statement should not have been made on September 6th, as its content appears contradictory to me:

“After today’s walk-through, the flat roofs have been properly sealed/covered, and no more water is entering.

There are still some areas with residual moisture, which will dry out next week thanks to the heating system and drying equipment.

The main roofing work will be carried out next week, so that no water can enter at all.

The basement shows very high humidity/moisture levels, which we need to remove using drying equipment because otherwise, the moisture cannot evaporate.”

I also find that contradictory. Have you addressed this with the general contractor?
