Hello everyone!
As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.
These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.
It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.
Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.
In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.
We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.
User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

I meant the planner. By that time, they must have been completely overwhelmed. Everything was interconnected: there was no room to adjust the overall width, we recommended making the walk-in closet wider, at that point the kitchen was still located under the children's room, and so on.
According to you, the general contractor will switch entirely to developer projects from now on – no more custom builds.

Does the same apply to the issue with the base waterproofing?

As I understand you, you would just accept that and move on. Basically, yes, as correctly executed. At least regarding the threshold. 213 would still be 213 for me and not 201.
By the way: as a planner, I would have advised against that entire terrace. Just mentioning that again, in case no one wants to scroll back four hundred and fifty posts.

Does that also apply to the issue with the base waterproofing? I haven’t looked into that in detail, simply because I’m not much of a building damage specialist.

But now we really like it. Because of the beautiful surroundings, it’s very nice to stand up there. It’s clear we won’t use it intensively. But expanding the rooms to avoid it wouldn’t have made sense either. And if we had raised it to one level, the rooms downstairs would have become too small. So it works fine as it is.

Obviously, they won't be used intensively. Aha. So how many pages have we spent now just discussing pulling your head in twice a month during the summer?

The bedroom isn’t that small either... we only have 72cm (28 inches) of glass width there. That’s quite poor. Assuming the windows need to be replaced, then we could negotiate much wider and larger windows.
