ᐅ Final stage of floor plan design – what are your thoughts?

Hello everyone,

First of all, I’m overwhelmed by the level of participation in this forum. I only came across it this evening, which I don’t quite understand, since we’ve already been planning our single-family house for three months.

We have created floor plans for the ground floor and upper floor with our architect. It’s nothing extraordinary compared to some of the plans I’ve already seen here 😱

The top side (dormer side) faces north. The plot layout doesn’t allow for any other orientation.

On the ground floor, there should be space for a pantry somewhere. The question is where.
A fireplace and chimney were originally not planned because we considered the cost-benefit ratio not worthwhile. But now we’re reconsidering. Would there still be a sensible place for a chimney in the living room?

The only area on the ground floor I’m not happy with is the entrance area. Because of the door to the guest room, there’s no space for a coat rack.

On the upper floor, there is a gable dormer. We wanted a flat roof dormer, but our architect said it simply looks better aesthetically. What do you think about that?

Do you have any ideas or feedback? That would be great 🙂

I find a staircase located immediately behind the front door to be inconvenient. Everyone going up or down carries street dirt through the house.

A site plan of the property would be helpful.
To be honest, I wouldn’t be happy in a house without southern or at least western sun exposure.
Our driveway and street are also on the south side, yet the kitchen, dining, and living areas face south. The entrance is located on the east side.

Are you building without a basement?
Is the utility room sufficient for your technical equipment, laundry, and storage needs?
I’m not sure how often you have guests, but I would reconsider the guest room and instead plan for a pantry and possibly a coatroom. If guests are not frequent, a children’s room could be freed up occasionally. If you do without a guest room, there’s no need for a bathroom with a shower on the ground floor either. Nobody really uses it anyway.

So, before focusing on minor details, the overall layout of the rooms and the position of the house should be reconsidered.

It’s not a problem to have the garden facing north... you can orient the living room southwest, then move the terrace to the west/north side.

I strongly assume that this house is a standard model. Still, there are always ways and options to rotate and mirror the house, or possibly both, and adjust the floor plan accordingly to improve living quality.

However, we haven’t received enough information in the forum for that!

The living room can extend well along the west side if the entrance remains at the front, with a window facing south. The kitchen can be placed on the north side, the dining area in between (west/north) with access to the terrace.

The guest room and utility room can then be located on the east side.

That’s all I have for now: start with the rough layout of the rooms, then focus on the details 🙂

What kind of person is that?
Normally, the architect asks about your requirements; you mention a cloakroom, pantry, etc., and then they design according to the plot and the building permit / planning permission.
I would either consider changing the architect or put some pressure on the general contractor (if that’s what they are) to come up with alternative plans from their portfolio! 🙂
