ᐅ Floor Plan Design: Bungalow approximately 130 m² (about 1,400 sq ft)

Hello everyone,
we are planning to start building a bungalow using solid construction methods in 2015/2016. Since we designed the floor plan ourselves, we would really appreciate your opinions and suggestions.
We have already found a suitable plot of land for our project, and the bungalow can basically be positioned on it.
We are most uncertain about the bathroom layout and have initially developed three alternatives for it.

of course, we are open to making some changes to individual rooms. Besides the dining table for the kitchen and the wardrobe, which we would install ourselves, we already have all the other furniture here and will need to plan the rooms accordingly. Our living room currently has almost the exact same dimensions as the one in the plans (actually slightly larger now), and our furniture just fits. I would also like to have enough space to walk around comfortably in the living room.
We are not fixed on the basic layout either, but it is not easy to fit everything well on such a small plot. I already have two other floor plans here that would simply exceed the building area by several meters.
For the bungalows, hipped roofs are required. The entire neighborhood is characterized by traditional construction styles.

I also wanted to highlight the full use of the building zone in the northern area.
In the ideas you showed, the usable garden space in the south is, in my opinion, always significantly reduced, or the terrace—where people usually sit in the afternoon/evening—is in the shade.

Unfortunately, the hallway remains quite long and relatively large. The total area is now 129 m² (1390 sq ft).
Kitchen / living room / office with glass doors, guest room possibly partly glazed.
Larger wardrobe
Storage room for supplies / vacuum cleaner, etc.
Washing machine in the utility room
More space in the bedroom closet area
Maybe this can serve as an inspiration.

The northern building plot will definitely be used optimally.
The recessed bathroom might make the space feel a bit dark.
Additionally, it unnecessarily worsens the A to V ratio (area to volume ratio).
Just a general suggestion:
If possible, I would size the hallway so that a staircase could potentially be installed in the future.
Consider combining the office and guest room—since overnight guests are rare—to create an additional living space.

@wrobel, what is the aspect ratio (A to V)? I set the setback there to create a small covered airing area for beds accessible from the bedroom.
@xXLucyLouXx ... Is combining the guest room and office definitely not an option? Although having these two rooms could make a bungalow more suitable for a family with two children.
I’ve been struggling a lot with the floor plan by now. I just can’t make the hallway any smaller.
Here is another layout I came up with within the same footprint:

Disadvantages:
- Longer distance from the garage
- Additional path from the street to the entrance
- Terrace is less private as a result
Advantage:
You enter the house without passing by the private rooms.
@wrobel .. what’s the purpose of the staircase option? Possible storage space under the roof? With a hip roof, living space up there is pretty much useless.
