Hello dear community,
we are a family of four (2 adults, 2 children) currently planning to build a house. It is quite challenging to find a floor plan with 3 bedrooms plus an office that still fits within an affordable size. Therefore, we have tried out several layouts and look forward to your feedback and comments. This is our initial sketch. Our main goal is to make the most efficient use of the available space. We plan to use this floor plan to obtain comparable offers from home builders.
Thank you in advance!

Here is the house from @Maulwurfbau on the plot. The one from Weiss doesn’t work, the window faces north.

Really a nice floor plan, exactly my taste. Here is my revised floor plan with a straight staircase.
Changes:
- Bathroom on the ground floor relocated.
- Added a backup kitchen for additional storage.
- Cloakroom extended by 50cm (20 inches) for everyday jackets.
- Upstairs shower enclosed and extended to 1.6m (5.25 feet) in length to allow use without a door.
- Added window in the dressing room, with wardrobes opposite each other.

hanghaus202310 May 2024 17:19The staircase doesn’t work like this. Are 5 steps being built over? What is the floor-to-ceiling height?
Bathroom on the upper floor without a window?
Why do you have north at the bottom? It’s better to always orient all plans the same way and, if possible, with north at the top.

The original poster is determined to plan without a professional… Which door under the stairs? There isn’t one. And no, I am not planning without a professional planner.
