Hello everyone,

we are planning to build a new semi-detached house after demolishing the existing one and have already drafted some floor plans. We would be very interested in your opinions and any suggestions for improvement. We are particularly not yet fully satisfied with the layout of the upper floor.

- Bathroom on the upper floor possibly too small?
- Floor plan on the upper floor ("compartmentalized rooms")

Price estimate according to architect/planner: approx. $480,000 (excluding earthworks and excavation) + $90,000 planned heated winter garden
Personal budget limit for the house, including fixtures: approx. $650,000
Preferred heating system: undecided, district heating vs. heat pump

Why is the design the way it is now?
Open spatial concept with spacious, open living/dining area on the ground floor desired. Restrictions due to neighboring semi-detached house (balcony on upper floor).

As always, a floor plan without furniture cannot be properly assessed.

All right, I have added a currently planned furniture layout as an attachment.

Basement floor plan: hobby room (heated), storage, laundry, technical room; doors and stairs.


House floor plan with kitchen, dining area, living room, hallway, shower/WC, and garage.


Attic floor plan: bedroom with bed and wardrobe, balcony, garage 1+2, stairs.

Are the two semi-detached houses maintained so differently that yours alone is ready for demolition?
Dissatisfaction with the upper floor is a common issue when the upper floor is planned after the ground floor.

Hello,

you are building a semi-detached house with a party wall and want to place the fully glazed heated conservatory on the boundary?
From the satellite image, I can’t tell if the glass façade would end up directly in front of the neighbor’s shed or end wall, which would be very problematic!

In the upper floor, 11ant made a good point. Your staircase from the ground floor does not allow for any restructuring of the upper floor. It might be better to reconsider the layout of the upper floor and also take my first point regarding the placement of the conservatory into account.

Is the master bedroom planned in the attic/studio?

One semi-detached house has already been completely renovated, but this was not done for the other semi-detached house at that time.

The side of the conservatory facing the neighbor on the property boundary will be built with masonry. The conservatory will then have glazing on two sides.

Exactly, the master bedroom is planned in the attic.
