we need help or suggestions to optimize the floor plan.
What could be improved in this floor plan?
We definitely want a straight staircase on the ground floor and a pantry under the stairs for the kitchen. Since everything is centered around the staircase, we have currently created the following design.

But you can probably see quite well that the floor plan could be organized much more clearly and calmly:
- Staircase accessed directly from the living area
- Better use of southern sunlight in the house
- Fewer narrow, corridor-like rooms
- Overall better proportions and furniture layout
If planned carefully in detail, it might even be possible to include a walk-in closet and perhaps a second children’s bathroom on the upper floor.

To be honest, I see several major issues here that might not be obvious at first glance:
- How does the load-bearing structure actually work here? Many walls seem to be placed arbitrarily. It looks more like furniture arrangement than realistically planned architecture.
- The kitchen is extremely small for the size of the house. The passage to the pantry already removes an important tall cabinet, and the island is more decorative than a functional work island.
- What exactly is this cabinet unit in the middle of the living room?
- I don’t understand the use of the bottom left area at all. Office? Cloakroom?
- With a normal ceiling height, the staircase is missing several steps.
- Having the bathroom entrance directly in the dirty area is also problematic.
- What surprises me the most is the complete disregard for the south orientation. The living area hardly receives any southern sunlight, although this is usually where the highest quality of stay should be.
- The upper floor is basically okay, but even there you can tell the focus was more on the visual presentation than on real usability:
- Closet room with little practical wardrobe space
- Bed without room for proper bedside tables
- Access on both sides of the bed → resulting in a lack of protected feeling in the sleeping area
