Hello forum community,

We are currently in the planning phase for our house. We have read a lot and gathered many ideas. However, I constantly feel unsure if I might be overlooking something. So, I urgently need help. I have attached the floor plans.

House Design
Who designed the plans:
- Ourselves in collaboration with an architect
What do you especially like? Why? The roof terrace and the related bay window. The arrangement of the windows, the large living area.
What do you not like? Why? I miss the cloakroom, I am unsure whether I should swap dining room and living room, do I have enough space for a wood stove
Estimated price according to architect/planner: 600,000€
Personal price limit for the house, including fittings:
Preferred heating system: geothermal heat via deep borehole

If you have to give up something, which details/extensions
- Can you do without: too much smart home technology
- Cannot give up: roof terrace

Why was the design developed this way?
Looking at various show homes, friends’ houses, and considering what we both liked and, above all, disliked about our parents’ homes.

What is the most important/fundamental question about the floor plan in 130 characters?
Simply to receive an objective opinion on our project

I find the position of the building on the plot strange.
Is this due to the required setback distances, or why is it not parallel to the eastern property boundary???

I find the design quite appealing. However, what kind of stairs are those? Are you building a basement under the garage?

The garage is positioned lower than the house, which is why there are stairs. However, I don’t quite understand the reason for this. In my opinion, the budget, including the basement, is too low.

You don’t have a cloakroom, but you will definitely need one, and not a small one at that.
