ᐅ Floor Plan – Looking for Feedback

Hello everyone,

We are currently planning our single-family house – two full floors – a city villa. Unfortunately, we are not making much progress. We just can’t find any good ideas for where to cleverly place a utility room that should also serve as a small cellar substitute. Originally, we had planned to have a basement under the garage, but we have now abandoned this plan due to the cost. Do you possibly have any ideas that could help us move forward? What do you think of the floor plan in general?

Attached you will find the site plan.
Our plot is only 18.4 m (60 feet) wide and 30 m (98 feet) long... the building area is 15 m (49 feet) deep, with a 5 m (16 feet) front yard setback from the street, where no garage is allowed to be placed.
We cannot position the garage on the left side because there is a tree planted there and we would have less than 3 m (10 feet) driveway access.

Unfortunately, I keep getting error messages when trying to upload the files. I will try again later.

And the tree is not allowed to be cut down? I mean, it’s probably hard to cut down a beautiful tree, but in this case, that wouldn’t be a dealbreaker for me. A garage on the south side would take away all my options.

Or maybe a carport could work if the tree has to stay? Or just a single garage with a covered area next to it and the attached storage room as a separate garden shed in the back north corner of the garden.
I would definitely come up with something to move the garage away from the south side.

And I agree with ypg, if you don’t provide all the necessary information here, honestly, I’m not interested in coming up with solutions.

So please: a site plan showing the building area, north direction, and if there are protected trees that cannot be removed, they need to be included there.

Sigh... I could ask for the third time as well...
For me, the house orientation would be a no-go...
I'm calling it a day now 🙂

Well, regarding the orientation topic. I agree with the previous speakers that, based on the floor plan and the unknown neighboring developments (oh my, especially if the west side gets built on), a north-facing orientation is quite questionable. I usually support north-facing terraces, but that is a matter of personal taste. Based on the plot, I wouldn’t place the garden at the front if everyone can easily look onto it. However, a north-facing orientation needs to be carefully considered and architecturally designed to compensate for the inevitable lack of light. In your case, unfortunately, there are only two options due to the location of the plot and its limited width. Has a competent architect already been involved? Best regards
