Hello everyone,

We are currently planning our single-family house – two full floors – a city villa. Unfortunately, we are not making much progress. We just can’t find any good ideas for where to cleverly place a utility room that should also serve as a small cellar substitute. Originally, we had planned to have a basement under the garage, but we have now abandoned this plan due to the cost. Do you possibly have any ideas that could help us move forward? What do you think of the floor plan in general?

Hello, just to start: this floor plan isn’t exactly “my” style, as I find it quite complex (for example, the guest room, the façade openings especially next to the TV wall, and the different depths of the bay windows on the terrace and roof terrace). But tastes obviously differ. 🙂

I assume you’re attached to the solution with the studio and open space for some reason? You should be aware that on the upper floor there are almost 24 square meters (260 square feet) allocated to the studio, hallway, and open space! That is significantly more than the space offered by each of the children’s rooms!

If your budget is tight, you might want to consider giving up the open space or the studio. By the way, the latter is hardly easy to furnish because of the many doors.

I know, it might be boring. 😎 But if you remove the open space, children 1 and 2 could each get doors from there (with at least 60cm (24 inches) distance from the walls, so there is room for cupboards behind them!). Then you could add a good portion of the previous studio to the utility room or create a separate technical room by having two rooms arranged one behind the other.
If you really want to keep the studio, at least the open space could be closed off and turned into a small room. (Then the door to child 1’s room would stay as it is.)

By the way, on the ground floor I would flip the bathroom horizontally, so that the built-in closet is located directly beside the front door and the bathroom door is positioned after the entry mud area.

I would mirror the entire house layout, without knowing the site plan.
Could you please share the plan again, with details about what is happening at the boundaries?
The open questions will be resolved once you clarify the points from the pinned post I wrote.

We are mainly looking for a suitable spot on the ground floor... how could the ground floor be changed usefully yet elegantly to create the desired room?

Construction is still planned on both the right and left boundaries; currently, there is nothing built there.

Opposite us is a four-unit building with six balconies. That’s why we definitely wanted a recessed terrace to create a bit of coziness :-)

Child 2 on the upper floor would definitely appreciate a thicker wall than 11.5cm (4.5 inches) to the adjacent restroom for better sound insulation...
