Hello everyone,
we are currently planning the construction of our new single-family house. The attached floor plans appeal to us very much and overall match our ideas perfectly. What is currently causing me a bit of concern or uncertainty is the depth of the living/dining room. In the current design, it is 4 meters deep. What is your assessment, do you think the room might feel too narrow or tunnel-like because of this? However, I can’t think of a better way to design it differently. We are bound by the exterior dimensions of the house; going larger is not possible, nor is adding a bay window.
Development plan / restrictions
Plot size: 433 sqm (about 4660 sq ft)
Slope: No
Site occupancy index (Grundflächenzahl): 0.35
Floor area ratio (Geschossflächenzahl): 0.7
Building envelope, building line, and boundaries: see attachment
Parking spaces: 1 garage
Number of floors: 2 full floors
Roof style: Gable roof
Homeowner requirements
Basement, floors: Basement, 2 full floors, attic as expansion reserve
Number of people, ages: 2 persons (35, 32)
Office: Family use or home office?: Private, very rare home office
Overnight guests per year: None
Open or closed architecture: Closed
Conservative or modern building style: Conservative
Open kitchen, kitchen island: Closed kitchen
Number of dining seats:
Fireplace: No
Music/stereo wall: Regular TV wall
Balcony, roof terrace: No
Garage, carport: Garage
Utility garden, greenhouse: Recreational garden
House design
Origin of the design: Do-it-Yourself
What do you especially like?: Access from hallway to garage, large sliding door in dining room, dressing room upstairs, spacious child's room
What do you not like?: Currently unsure about the 4-meter (13 feet) depth in the living room
Cost estimate according to architect/planner: 320,000 Euros
Preferred heating technology: Air source heat pump

Am I the only one who doesn’t like how the house looks from the outside right now?
It looks like a huge block... It could be an old office building or something like that...
Didn't you want to reconsider the windows or the roof shape to make it look a bit more residential?

From the outside, it's actually not really to my taste either, but these are more subjective impressions compared to, for example, a floor plan.
@hausflat - Thanks for the information. With Sweety 3D, I have the problem that I can’t draw a half-spiral staircase, which is why I asked about that program. Our floor plans are still with the building authority (building permit / planning permission). As soon as we have them, I will upload them. We initially planned for a passage to the garage but then decided on a pantry and a wider hallway instead. Everything has its pros and cons, and unfortunately, you can’t have it all ;(
@Bautraum2015 - could you please upload your remaining floor plans? Upper floor or basement, if you have them. What kind of roof are you planning?

Attached are two more exterior images; the other pictures don’t look as nice from the outside. However, I really like the house in the correct rendering. On the rendering, the front dormer is still a bit too tall.
@Bautraum2015
Yes, that’s the famous meter that would make everything easier. But we can’t increase the footprint due to the required building envelope.
Your floor plan also looks good; what have you planned for the 2.88-meter-wide (9.45-foot-wide) area?
The view from the front door into the garden would be nice, but then we would have to swap the staircase with the front door, and that would make the layout on the upper floor unworkable.
@Barossi
The attic is planned as a future expansion space. Our total cost for the house will be around 320,000 euros. Flooring and painting work in the living areas are additional expenses.
