ᐅ Floor plan for a detached single-family house with a gable roof, 1.5 stories – suggestions for improvements?

Hello. My partner and I are planning to build a house soon. This is the first draft from the planner at the construction company. The design was created based on our specifications (a hand-drawn sketch from us).

Gable roof, single-family house, no basement, 1.5 stories, currently 2 people in the household; later 3-4.

The terrace is planned to be adjacent to the kitchen and living area, mainly facing west. Do you think it would be better to have it facing south instead? Possibly wrap around the corner near the living area?

Our requirement was to have direct access from the garage/carport into the utility room, and from there directly into the kitchen.

- Is the size of the utility room sufficient? All the building services should be housed there. Additionally, the utility room should also serve as a kind of pantry. Laundry tasks will also be done there.
- What do you think about the downstairs bathroom? Showering directly in front of the window doesn’t seem ideal^^.

In addition to the mentioned issues, there is the problem with the dining area, which does not work as it should given its current dimensions – it should be about 3 x 4 meters (10 x 13 feet) for such a dining table. The table has been placed sideways specifically to allow passage through the door. However, the people sitting along the wall have no space to sit comfortably... if you position the table straight, you cannot reach the terrace door and you even block the kitchen door.

Furthermore, there are no standard layout options available for the kitchen, utility room, office, hallway, children's rooms, and bedrooms because the doors have been placed in the corners.

This is certainly not a sign of customer-friendliness from the general contractor (GC), who is expected to fix your amateur mistakes already in the final drawings. The windows are also missing in the gable. The GC will build these planning mistakes and then argue that this is what you wanted.

I don’t see how small adjustments will help here. Too much living space would be wasted. For example, kitchen cabinets would already be lost.

Since many things are unclear to me as to why it is designed this way and not otherwise, which could be clarified with the questionnaire in the pinned post (you will inevitably come across it without “tomatoes”), you should expand your post and, as 11ant also suggested, upload JPGs. Thank you.

In case I didn’t make it clear: I am in favor of a redesign by the GC, which can then be discussed here. After all, they are paid by you for this.

Thank you for your suggestions. Additional windows, as mentioned, are already planned.

Of course, the house doesn’t reinvent the wheel. However, we want it to be as functional as possible and without unnecessary frills. My partner also prefers a mostly closed interior design. I can agree with that.

At the moment, we are considering moving the bathroom to the lower left and reducing the size of the office at the same time. The utility room will then be larger and will have access to the hallway. From there, there is a direct passage to the kitchen.

We will reconsider the layout of the upper floor.

Haha, but you really tried to reinvent the house with a walkthrough kitchen combined with a walkthrough utility room, a kitchen sandwich.

No, there are no windows drawn in the third gable. Or is there another Schmidt drawing besides the PDF?

The north arrow on the upper floor doesn’t match the ground floor... I would change the general contractor, this can’t end well.

The purpose of the third gable isn’t clear to me here. On the ground floor, the garage extends almost all the way to the gable, which spoils the exterior appearance. On the upper floor, it’s divided, with one half taken up by the staircase. Nothing against a beautiful staircase that is skillfully showcased, but on this upper floor, I have other concerns than the stairway.

Overall, there seems to be a bit of a shortage of square meters when I look at the many wishes again. The question is whether it would be better to invest the money for the gable into more floor area, possibly doing without a walk-in closet.

Oh, the third gable. It probably only exists because of the closet space.

The garage is really problematic. There is a wall that prevents easy access to the storage room through the large door; instead, you have to go through the utility room, kitchen, and garden. It is neither a single nor a double garage. Its location is awkward, likely just attached to the house to provide access to the utility room. It has a full brick slip cladding, even though brick slips would usually be sufficient. The position of the door landing and driveway has already been mentioned.

How is the entire complex situated on the (what kind of) plot?

No, it’s better to consider the room requirements and sizes, not the layout of this house.

In my opinion, nothing about this design is salvageable. This model must have been started by the builder’s grandfather; it could hardly have been adapted with less care.

Fill out the questionnaire—then you will have a clear framework for alternatives.
