Hello. My partner and I are planning to build a house soon. This is the first draft from the planner at the construction company. The design was created based on our specifications (a hand-drawn sketch from us).
Gable roof, single-family house, no basement, 1.5 stories, currently 2 people in the household; later 3-4.
The terrace is planned to be adjacent to the kitchen and living area, mainly facing west. Do you think it would be better to have it facing south instead? Possibly wrap around the corner near the living area?
Our requirement was to have direct access from the garage/carport into the utility room, and from there directly into the kitchen.
- Is the size of the utility room sufficient? All the building services should be housed there. Additionally, the utility room should also serve as a kind of pantry. Laundry tasks will also be done there.
- What do you think about the downstairs bathroom? Showering directly in front of the window doesn’t seem ideal^^.

It should be about 20m (65.6 feet) wide at the front, what do you think? No, it should be wider. The ratio is 2 to 3...
I also don’t understand why the client doesn’t have the measurements.

The X marks our plot. The size and shape are already quite nice (and, in my opinion, allow for completely different building configurations), especially since the building envelope is generous.
It would still be useful to know the zoning envelope.

Here is an example with a similar layout of the rooms and gables facing the garden.
(The staircase required a depth of 15cm (6 inches) on a length of 9.15m (30 feet).)
I think having a door into the utility room is pointless, but I included it since it was requested by the client.
Many wishes packed into a small floor area. I find the living room cramped, which was already an issue in the original design since there isn’t enough space for the dining table.
Maybe the office could be moved upstairs, and the kitchen at least opened up to the dining area. If the layout is flipped to the south side, there might still be room for a pantry. However, the access to the utility room would be lost then.
It’s hard to shake the feeling that an 11x9m (36x30 feet) footprint in landscape orientation isn’t quite satisfactory here. Rotating the house sounds tempting at first, but then you lose the wide facade facing the garden. On the other hand, the conventional separation of the kitchen means there’s no real sense of spaciousness anyway.
Maybe someone has another idea...

The dogma that the house and garage must be joined at one corner has certainly remained. Otherwise, I don’t immediately see any major revolution.
