ᐅ Floor Plan of a Single-Family Home on a Sloped Site

Hello everyone!

I have been in the planning phase for our single-family house for some time now, but it is proving to be very difficult and complicated due to the characteristics of our plot.

Here is a brief description of our plot:
Orientation: South - North
Dimensions: 20m wide and 40m long (approx. 66 feet by 131 feet)
The access road is located on the south side. Therefore, our plot slopes upward about 3m (10 feet) from the south (access road) towards the north.

We do not have a preferred layout for the floor plan of the single-family house. I am open to all ideas and would appreciate any suggestions or layouts that could help us realize our dream home. We have already considered all variants (basement & ground floor, ground floor & upper floor)…

What we want:
- Double garage and barrier-free access through a utility/mudroom into the house & a technical room for the building
- Basement / Ground floor:
Living room
Dining room
Kitchen & pantry/storage room
Office
Bathroom
Toilet
Entrance hall & cloakroom
Access to the next floor via stairs

- Ground floor / Upper floor:
Master bedroom
Child’s bedroom
Child’s bedroom
Child’s bedroom
Bathroom
Toilet

Roof type: Gable roof

South orientation is not a must, as we are not sun worshippers and summers are getting hotter. We want nice, open, and bright rooms, as well as a garden on both the south and north sides with small terraces.

The reference point for the building height is the original ground level (red line clearly visible in the cross-sections).

The red line along the property boundary over the 40m (130 feet) from the geoportal is the reference line.

The sketches do not fully comply with this; however, we can increase the side building setback from 3m (10 feet) to 4m (13 feet), which would allow the building height to be raised to 9m (30 feet).

We do not have a zoning plan. We only have building regulations that must be followed.

Here are the key points:
- The building must have a gable roof or hip roof with a pitch between 20° and 38° (flat roofs are allowed for accessory buildings)
- Retaining wall adjacent to public property may be a maximum of 1.20m (4 feet) above the reference level
- Open construction style is required
- Side and rear setbacks from the property boundary must be 3m (10 feet)
- Front setback must also be 3m (10 feet); however, garages must be set back 5m (16 feet) from the front property boundary
- The reference level is the original ground level as shown in the cross-section above.

Thank you. However, this is not clear since there is a slope. Is the reference taken from the center of the building, the valley side start, or the mountain side end?

The house, as you have drawn it, has 200m² (2,150 sq ft) of living space. How much are you able to invest? In my opinion, it will cost at least around 700,000.

What do you mean by abroad?

From the original site level = reference height, we are allowed to have/build a maximum average building height of 8m (26 feet).
The reference point for the permitted height is the intersection of the new building with the original ground level. Here is a sketch; I hope it is clear enough...

"The average building height in Austria is calculated by dividing the area of a building facade by the greatest width of that facade. This results in the average height of that particular building facade."

The budget/cost is estimated at around 650k.

Yes, that’s correct. Of the 20m (66 feet) width, only 14m (46 feet) can be effectively built on. A 3m (10 feet) setback from the property boundary must be maintained.
Our plot measures 20x40m (66x131 feet). However, after deducting the setback areas, we are allowed to build on 14x34m (46x112 feet).
