Please post images, no PDFs…

Hello driver55,
these are not PDFs. I uploaded *.png files, but I can’t explain why they are not displaying correctly.
For example:

Sketch of an L-shaped single-family house, about 155 m² (1,668 sq ft).

@moderators, could the first post be unlocked again? Then I will try to compress the images once more.

What happens if it ends up costing €550,000? Do you have any funds available for unforeseen expenses?

Of course, we also keep some equity (in a savings account and investments). However, if it reaches €550,000, we can still manage it. Still, with proper planning and careful cost estimation, it shouldn’t come to that.

The land is already paid for, as are the notary fees and property transfer tax.
Suggestions on costs we might have overlooked would be helpful here.

Best regards

I had a quick look. There are some tight spots in certain areas. I don’t understand the kitchen layout at all, the dining area feels cramped…
And what does the “wart” have to do with the L-shape?

A walk-in closet is fine, but it should be designed so that the parent’s bedroom is accessed through the closet. Two rows of wardrobes will not fit given the depth of the closet. There is also no window.

When placing furniture, make sure to allow sufficient circulation space. For example, allow 80 cm (31 inches) between the edge of a table and the wall for comfortable seating. It is not comfortable to walk past someone who is sitting.

Try to include a laundry chute in the design.

Building costs of 2,200 euros for Bavaria are currently very optimistic. I would expect around 2,500 euros.

Once a year or 20 times a year?

That is usually not allowed.
The question is how many parking spaces you are required to provide.
Is there a site plan?
The plan you posted is just a busy picture—where exactly is your plot?

I don’t see that. The south side looks bad, not attractive at all!

So far I have found figures online up to 2200€ per square meter, isn’t that unrealistic?

For Bavaria I would assume 2500€.
saschhaa schrieb:

This is 5.94 sqm (64 sq ft) per floor.

Feel free to subtract as much as you want: when calculating per square meter, the entire area counts—not according to living space calculations.

I’ll put it this way: Office on the left, bathroom on the right, living room on the left, kitchen on the right, and somewhere in the middle dining and stairs is not the challenge.
The planning is more complex—when I come across a strange bedroom layout like this (and I can’t even think of a question to ask about what you had in mind here), I would start over.
For more details, measurements, furnishing plans, and a site plan of the plot are missing.
