Hello! We are currently on the third iteration of the plans for our house together with an architect. The two images below are based 90% on the architect’s proposals for the ground floor, while I have currently designed the upper floor myself. The orientation on the plot is fixed, meaning we get evening sun from the left side of the plan. At the moment, our terrace faces south, which is unbearable during summer, so we have moved the seating area to the northeast. That doesn’t bother us since we plan to have outdoor heaters anyway. The garage must remain on the left side of the plan because all utility connections are located there. The house will have an asymmetrical gable roof with a 35° pitch facing the street (southwest, for photovoltaic panels) and 25° facing the garden. The ridge runs parallel to the street. As a result, the garden side has almost no knee wall, while the street side is about 1.80 m (6 feet) high.

In our former rental house, we had a 3-meter (10-foot) lift-and-slide door system facing the street.
It was a nightmare, so extreme that we would never build a living room facing the street again. Many passersby were elderly people, and I never would have believed how shameless some of them are until I saw it myself. They really stop and stare right into your living room with their mouths open.
In the end, we had vertical blinds in front and often kept the roller shutter closed. But as soon as the weather was nice and we pushed the blinds aside a bit, the staring started again. Sometimes I even had fun waving at them. 😀
So it’s definitely something to keep in mind. A hedge only helps to a certain extent—before it reaches 2 meters (6.5 feet) tall, Grandpa is already looking over it.

Borderline construction of 15 meters (not 18 meters as originally stated) is allowed, so that should be fine. It might still be slightly shorter due to the 25 m² (270 ft²) rule. Whether the garage is practical is really my concern at this point; it’s just a simple rectangular room. Maybe I have a car that is rarely used and can be parked at the back, with the everyday car parked in front. I had a similar setup in the previous house before last, and it worked well. However, the garage there was only 3.5 meters (11.5 feet) wide, which was far too narrow.
Sometimes I wonder why people reply here when they don’t address the topic.

I paste your building regulations here, HBO regarding garages, and you don’t look at it.
Again: the side area of the garage next to the neighbor is limited to a maximum of 25 square meters (270 square feet), and a total of 15 meters (49 feet) of boundary construction is allowed. Not 12 meters (39 feet), not 11.80 meters (39 feet). Approximately 9 meters (30 feet) with standard garage height, as regulated in other countries as well.
