We are still at the very beginning of our building project and have a very first rough draft from a designer, based on our ideas, which we would like to refine.
Development plan/restrictions
Plot size: 712 sqm (7,667 sq ft)
Slope: no
Site coverage ratio:
Floor area ratio: 0.35
Number of stories: 2
Roof style: all allowed
Architectural style: all allowed
Orientation: southwest
No other relevant restrictions or specifications
Homeowners' requirements
Architectural style, roof form, building type: single-family house with a bay window, gable roof max. 30°, modern
Basement, floors: no basement, 2 full floors
Number of occupants, age: 2, both 35 years old, 1 child desired
Space requirements
On the ground floor: living/dining area, semi-open kitchen, pantry, guest WC, utility room (with technical equipment)
On the upper floor: master bedroom, walk-in closet, bathroom, 2 children’s rooms (1 optionally as an office), 2nd small bathroom (if guest WC on the ground floor has no shower)
Open or closed layout: rather open
Construction style: modern but cozy
Open kitchen, kitchen island: undecided
Number of dining seats: 4, expandable to 6
Fireplace: yes
Balcony, roof terrace: no
Garage, carport: double carport
Other wishes/special features/daily routine: prefers a straight open staircase
House design
Who designed the plan: designer from a prefabricated house company
What do you particularly like? The open concept while still having a not completely open kitchen
What do you not like? That the entrance area with the stairs might become too tight (the first plan had no entrance area at all, the stairs were closer to the entrance)
Price estimate according to architect/designer: not under €300,000
Personal price limit for the house including fittings: €320,000
Preferred heating system: heat pump
If you have to give up anything, which details/extensions
-can you do without: fireplace
-can you not do without: 2nd small bathroom with shower (can be the guest WC on the ground floor)
We know that it doesn’t fit yet. Especially because the stairs are too far into the living area to create an entrance area. Because of that, the passage to the kitchen possibly does not fit anymore?
In any case, I welcome any opinion and suggestions.

Because of the evening sun, I don’t find the positioning unfavorable. The living and dining areas are on the west side, and the dressing room is located upstairs as a secondary room. I don’t think the overall positioning is quite right yet, but not necessarily because of the evening sun argument.
However, since the access road is on the south side, there’s hardly another option, right?
I see the space issue with the staircase similarly. In the first plan, it was positioned much closer to the entrance, ending at the wall offset toward the kitchen.

Could you describe your ideas for the garage?
If you don’t have something like that, please sketch it for yourself and for us on graph paper. Without that, the widths and depths cannot be assessed at all: for example, the pantry—how deep is it? Compared to other rooms, it is barely one meter deep; furnished, it is 160cm (63 inches) wide...
I read something from a planner: but this is not really the plan she created? The staircase is not usable at all 🙁
Regarding the kitchen layout: staircase on the living room side. A living room needs less exposure to traffic than the kitchen does near a dining area.

I understood the part about the stairs. The garage is going to be a carport set apart from the house.
