RahliMarcel28 Apr 2017 21:11Hello everyone,
we have made progress in planning our semi-detached house and received a draft from the architect of the developer, which we have discussed together.
What do you think? Do you notice anything else — feel free to comment.
Size
The plot is 465 square meters (sqm) (building site ratio & floor space ratio are 0.3), and the house should have 154.31 sqm (according to DIN standards). The knee wall height is specified at 50 cm (20 inches) on the outside, raised to 80 cm (31 inches) on the inside. The terrace faces east.

What was important to us:
- large living and dining area
- side-by-side refrigerator and tall cabinets integrated into the walls
- dryer and washing machine in the utility room
- small hallways
- upstairs:
- large children’s room with bed nook
- small bedroom
- office
- built-in shower niche

Marvinius28 Apr 2017 21:42Kitchen and office: When you enter the door, you first face a wall, which I find rather inconvenient. The kitchen is very large and will therefore likely be more expensive; have you already taken that into account?
65cm (26 inches) to the walk-in closet is quite narrow, as is 74cm (29 inches) to the shower. I would base it on a standard door width instead, around 90cm (35 inches) clearance each.
Of course, the floor plan isn’t perfectly optimal, but it’s not bad either. Design options are limited due to space constraints and the fact it’s a semi-detached house. I find the kitchen not small, but rather normal and good.
You have to like a couch placed in the middle of the room.
Only planning for a maximum of one child, right?
Walk-in closet is a bit tight, but that doesn’t mean there should be a narrow passage through a niche.
The cloakroom is somewhat far from the entrance.
Utility room is good and spacious.
Bedroom: Is the bed placed under the window??

You have probably carefully considered the layout of the rooms.
However, I would suggest relocating the entrance to the bathroom to the opposite wall, since street shoes have to be taken off somewhere. You usually have to walk through that area to get to the bathroom.
I also find the access to the kitchen and office inconvenient; it might be better to position the door at a 45° angle on the wall.
