Hello,
After a long time, the topic of building a house is becoming serious for us again. Thanks to the KFW300 upgrade and several available plots near us, building is now fundamentally feasible.
I understand that my current question can’t be fully answered, as I cannot specify a concrete plot, and therefore factors like orientation cannot be considered.
At the moment, we want to figure out what we like and what we need.
While there are countless floor plans available for bungalows and rectangular single-family homes, I currently can’t find any for my desired house type.
I’m imagining a single-family house with the following parameters and initially just need sample floor plans:
L-shape
Gable roof
About 160 sqm (1,722 sq ft)
Open kitchen with dining and living area
Ground floor office and utility room
Upstairs 3 bedrooms plus bathroom
Is it generally possible to convert half of the attic in this type of house? This would be a guest room and a backup space for a third child’s room.
Do you happen to know where I can find this, or does anyone have ideas for a floor plan?

This also applies to your own cost calculation. A forum can support this.
For example, when it comes to feasibility: if you engage with house construction or existing plots, you can already see from common dimensions in zoning plans for residential areas that width and length are limited. In urban areas, roughly about 16 meters (52 feet) wide with a small building envelope, in rural areas about 20 meters (65 feet) with slightly more building potential. Infill plots have more potential or individuality but are often significantly more expensive or need to be considered individually.
If you look at house sizes and how they relate to roofs, a 10 by 10 meter (33 by 33 feet) footprint results in around 160 square meters (1,722 square feet) if it has an L-shape with correspondingly longer wings (side lengths). This gets very tight or even impossible on typical plots.
Without reviewing your 2018 posts now, this sentence in your initial thread already reveals a lot:

But what’s the point of starting with a sample floor plan? Sample floor plans are feasible, suitable for average needs, but also changeable. The plot, however, is not. It is not adjustable.
So make sure you reserve something so you can plan. Or present the available plots here. But first clarify how much money is still available for building because, in my opinion, that is the most decisive point about _if_ you can build at all. And this question comes before the question of a sample floor plan.
