ᐅ Floor plan concept: 200 sqm (excluding basement) with a pitched roof

Hello house-building community,

Great idea to evaluate floor plans—I’d like to contribute mine as well 😉.

This plan was drawn by myself (based on an architect’s design).
We are considering a plot of land, but we are still “negotiating” with the local authorities :p.
No further steps have been initiated yet, so we are basically still in the concept phase.
Below are the first questions from the questionnaire that I can already answer.
I have deleted some questions; my primary concern is whether we are on the right track or if the floor plan is completely unusable 🙂.

Development plan / restrictions
Plot size = approx. 850 sqm (9,150 sq ft)
Slope = No
Number of floors = Ground floor + 1
Roof type = Gable roof 30°
Style = Modern, simple gable roof (no bay windows, etc.) / minimal roof overhang
Orientation = Gable east-west / north entrance / living areas to the south

Client requirements
Here is the wishlist:
Garage access
2x terraces / WEST = lounge or possibly barbecue area / SOUTH = dining area etc.
Currently 2 residents
Room requirements on ground floor and upper floor = see floor plan
What should go in the basement = utility room / workshop / fitness room / technical room / hobby room
Office: home office
Fireplace = No
5.1 surround sound system in the living room
Balcony, roof terrace = No

House design
Who created the design = myself, mainly based on an architect’s plan
What do you particularly like? Why? = It includes almost all our wishes
What do you not like? Why? = “Like” is not quite right; it is more uncertainty regarding the combined space of wardrobe / pantry / basement staircase
Personal budget limit for house including equipment: €650,000 (approx. $700,000) with significant DIY work
Preferred heating technology: air-to-water heat pump

If you have to give up anything, which details or expansions?
- What you can give up: maybe generally a bit large, but the southern orientation is well utilized, or will there be 3 kids? 😉
- What you cannot give up: fireplace, but it’s already omitted 🙂

What is the most important/basic question about the floor plan in 130 characters?
Basic question: Is this a good floor plan?
I have already invested a lot of time in floor plan ideas.
For example, I like a dining table placed in a corner of the house with two large windows.
However, based on all my impressions, this is the best compromise I can manage at the moment.
And one more question: is a basement necessary?

I don’t find that very expensive. We are paying about 400,000 for roughly 130 sqm (1,400 sq ft), without a basement, no personal labor, built according to the building energy law, and without any special features (not even high ceilings), with standard textured wallpaper on the walls, here in the Leipzig district.

The plot shown in post #7 looks completely different. Do you already own the plot? At least reserved it?

I don’t see that being possible for 650K.

Could you explain what you mean by a lot of self-performed work? Please list the individual trades and what you plan to do yourself.

Don’t rely too much on the help of one person in your planning, as that can easily backfire. An injury (a slipped disc can happen very quickly) or illness could ruin your plan.

The owner contribution you listed is "a joke" if you seriously expect it to save much. Don’t count on having drywall with fleece in Q3 or Q4 included within your tight budget; that will be an additional cost anyway.
Plan separately for: tile installation (is that included in the flooring?), drywall, roof insulation, not only electrical planning but also cable installation. Separate electrical planning is usually not done for a single-family house unless you want a highly complex smart home, which costs an extra 35-50K from the system integrator (the unicorn). Otherwise, the electrician handles it (that’s how we’ve always done it/conventionally).

Outdoor facilities (landscaping and garden work)? With owner contribution expect 15-20K, otherwise rather 40-50K depending on the plot.

Despite all that: everything is possible if you can get building materials cheaply and are willing to do 2 years of owner contribution. You just need to know that upfront.

P.S. My brother-in-law is an MEP planner. In the sanitation sector, currently much can only be ordered. Neither delivery times nor prices are fixed in advance! 😳
Price increases in this area average around 20%, but there are trade outliers with 40 - 150% increases 😱

Even that amount is tight and doesn’t allow for any extravagant extras (depending on the standards).

We spent alone 10,000€ (about 10,000 USD) just on materials for the terrace, and everything was done using own labor. Renting equipment (excavator, wheel loader, plate compactor, etc.) also costs a lot, and the materials that get covered (gravel, frost protection layer, sand, formwork blocks, concrete) are not free either.

That’s why I asked for a detailed list of the desired own labor. Without that, you can’t estimate the budget. But even with considerable own labor, I don’t see over 650,000€ (about 650,000 USD) for 200 m² (2,150 sq ft) plus basement plus garage.
