Hello everyone,
I would like to share our floor plan here for discussion. These are two designs from different general contractors, based on a concept we developed.

Development plan / Restrictions
Plot size: 708 m² (7615 sq ft)
Location, orientation: I have already introduced the site situation in this thread.

In the meantime, the following parameters have been established: Initially, one house with two rental units will be built. We plan to get approval for a second house as well, but won’t build it right away.
Specifications from the development plan: Floor area ratio 0.4, roof type: gable roof (SD), flat roof (FD), roof pitch: 28-32° or 0-5°, parking: state building code BW requires 1 car parking space per residential unit and 2 bicycle parking spaces per residential unit.

Client requirements
Style, roof shape, building type: One house with two separate rental units, two-story design without sloped ceilings, gable roof
Basement, floors: no basement, attic used as storage space
Balcony, roof terrace: yes, balcony for the upper floor unit

General: Since the property is intended purely for rental purposes, the floor plan should focus on the essential minimum requirements regarding room size, windows, technical aspects, etc. However, the house should still be modern and attractive to ensure good rental potential.

Who designed it: General contractors
Likes/dislikes? We prefer design 2 because the living/dining/kitchen area has a well-usable size and both units include a storage room. However, there is little space in the hallway for things like a coat rack, and the bathroom only has a shower. For design 1, we are concerned that the living/dining/kitchen area might not be practical.

What are your thoughts on the designs? What would you improve?

The living/dining/kitchen area is now just over 27 sqm (290 sq ft), but in my opinion, it can be furnished more efficiently.

In any case, there is now space for a 350 cm (11 ft 6 in) wardrobe in the master area. In the hallway, a 200 cm (6 ft 7 in) wardrobe fits (for vacuum cleaner/ironing board/mop and other items) along with an open coat rack near the entrance.

Oh yes, regarding the target group: well, I want to keep as many options open as possible, even though Yvonne says:

The question is, what exactly defines a fully functional bedroom...

For me, it would need to fit a sufficiently large wardrobe in addition to the bed.

In a 2-person shared flat: from what I know, they usually rent a two-room apartment, with one person using the bedroom and the other using the living room, while the kitchen and bathroom are shared. It's rare to find a setup where there is a shared living room. That usually only happens in larger shared flats with three or more roommates. Therefore, a layout with an open kitchen in the living area isn’t really designed for shared flats (because it tends to increase disputes over "who uses the common living areas and how" *grin*).
If you want to target flat sharers (I don’t know which city or area this building project is planned for; if it’s a student city, it’s definitely an option), then create two equally sized bedrooms and a separate kitchen that might have space for a table.

I think a couple could manage quite well, as the third room can then be used for storage, for example by placing a large wardrobe in it. (On the other hand, you can set up a work area in a well-designed hallway; that’s how I had it in my 2-room apartment with 64m² (690 sqft).) A single person will have no issues, but for a couple with a small child, storage will become a problem. Also, as mentioned, this layout is less suitable for flat sharing because too much space is taken up by the shared living area. And a square living room is always a challenge to furnish, even if used by a single person. In that case, I would prefer a floor plan that allows sensible furnishing of the living/kitchen/dining area rather than a more complicated, compartmentalized apartment. You can also easily create a small work corner in such a large room.

But as already noted here: there’s no such thing as the perfect all-in-one floor plan. That’s why, personally, I think it’s more practical to define a specific target group and then optimize the floor plan for that group as much as possible. Anyone who isn’t exactly in the target group but still wants the apartment will just have to accept the trade-offs...

Since I really like your floor plan, we have now adopted it and adjusted some details. Thanks again for your work!
