After a lot of back and forth, we have found a floor plan that we like.
I left out the basement in the attachment since it only shows the essential walls.
We would appreciate your opinions.
Development plan / restrictions
Plot size: 500 sqm (5382 sq ft)
Slope: no
Site occupancy index: 0.4
Floor space index: 0.8
Building envelope, building line and boundary: only requirement is to keep a 2-meter (6.5 feet) distance from the road
Edge development: yes
Number of parking spaces: 2
Number of floors: max 3 full floors
Roof type: pitched roof (28°–45°) or shed roof
Architectural style: single-family house / semi-detached house
Orientation: based on existing buildings
Maximum height/limits: 7.5 meters (24.6 feet) ridge height
Other requirements: minimum plinth height 0.5 cm (0.2 inches)
Owners’ requirements
Style, roof type, building type: classic, pitched roof, single-family house
Basement, floors: yes, 2 full floors or knee wall at least 2.2 meters (7.2 feet) high
Number of people, age: 2 (28 and 31), planning for two children later
Space requirements for ground floor and upper floor: as shown 🙂
Office: family use (planned in basement)
Overnight guests per year: approx. 10
Open or closed architecture: closed
Conservative or modern construction: conservative
Open kitchen with island
Number of dining seats: 5

What do we particularly like?
The option to separate the living room from the dining room
What don’t we like?
Utility room is a bit narrow
Price estimate according to architect/planner:
€320,000 with floor and special requests
Personal price limit for the house, including fittings:
€330,000 (excluding basement)
Preferred heating system:
Air heat pump
If you had to give up something, which details/extensions?
The only thing that comes to mind is the walk-in attic 🙂
What we don’t want to give up: the half-landing staircase.
We are open to suggestions, though.

Children should be forbidden from everything, otherwise it gets ruined 😀 But no – I don’t get it either – in our case, the children bathe at least as often as we do. Furthermore, I question the wall thicknesses... why 25cm (10 inches) walls in the attic between the bedroom and the "dressing room"?
Possible improvements could include swapping the walk-in closet and bedroom, completely removing the pantry and utility room, and using the walk-in closet on the ground floor as a storage room.
A chute in the upstairs hallway to the basement (for laundry), and enlarging the living room and dining area.

We still installed a bathtub in the kids’ bathroom over 10 years ago because the three boys used to enjoy bathing there. They each still have their own shower in their bathroom. We parents could bathe there too, and the kids can shower in our bathroom if necessary. I can’t really understand this separation. It’s just family, and they need to agree among themselves; it’s not like there are strangers involved. Our boys simply walk through our dressing room to get to the bathroom. Why not? I’m not sitting around naked with my husband at the same time, and even if I were? Honestly, I just don’t see the problem when parents or kids have two bathrooms and sometimes have to share. That’s a luxury problem…
In my childhood home, we only had one bathroom, and it worked fine. But of course, I’m glad I don’t have to share my sink with four others every morning.
I find the kitchen and dining area too narrow. The room is over 9 meters (30 feet) long but just over 3 meters (10 feet) wide. The entrance from the hallway feels very tight; will larger visitors be able to enter comfortably? I don’t think this floor plan feels like a new build.
