Since the beginning of this year, we have been planning our prefabricated house with Weberhaus and are now close to signing the contract.
As we have been following this forum from the start to get answers to our questions and gather ideas, we would now like to take the opportunity to upload our floor plan for community feedback.
Overall, we are quite happy with the design – we are just still refining the bathroom. For personal and health reasons, having a second access through the bedroom is mandatory, even though it uses a few square meters.
The two openings to the kitchen and living room will have sliding doors.

I once tried to position the house on the plot. I can’t come up with any practical solution.
Where should the entrance go? Where should the parking spaces be? Is this a 34 (approximately 11 feet) model?

Many critical points have already been raised about the design, so I originally didn’t want to say anything. However, I have rarely seen such a “careless” design for a house intended for two or maybe three people. None of the requirements related to the plot or needs are really met; everything is just poorly executed, and there is nothing appealing about it. I would have expected more from Weberhaus. I am quite disappointed with this plan and wouldn’t want to live like this. I hope you reconsider and start the design from scratch.

Wallet, phone, lipstick, and parking tickets: love is not the issue here—Paul Bocuse couldn’t have made anything finer out of that. The customers apparently came with requests like sliding doors to save floor space, a home office where the sun doesn’t reach, and the like. One must not forget that the real driving force behind the planning department’s orders is the sales rep, who needs a proposal that leads to signing the contract. Of course, the draftsmen then produce rubbish—but only what is demanded of them. They cannot be blamed for that. If anything, their employer would be more likely to blame them for encouraging clients to think carefully and thus acting as a brake on sales. The original poster didn’t do anything “wrong” either by naively turning to a well-known provider—assuming they must be professionals (well, professionals at what exactly? Like their competitors, not for the client’s happiness but for their turnover). The unfortunate timing—starting a family or expanding it before planning—is just another drop in the barrel of strategic shortcomings. As such, if there is no building obligation on the plot, I would also question the timing of what is in any case a highly recommended professional planning phase. Has it been mentioned what is planned here? I’m guessing tax consultancy (?)

So, we’ve actually decided to step back from the planning and won’t be signing anything. We’re going to start the whole process over again. We had a nagging feeling for weeks already, and your direct comments were basically the final (important) blow.
To answer your questions anyway:
- €570,000 (about $600,000) mainly because of the basement living area with thick perimeter insulation, heated studio, external staircase, and so on — that’s why it’s so expensive.
- It’s a psychotherapy practice, so no commercial license is needed, but different regulations apply.
- Weberhaus wasn’t the first company we contacted, but compared to competitors, they were the one whose construction quality and materials appealed to us most. Still, we’re noticing now that all our requests, as specific as they were, were simply approved without really being challenged. We’re realizing house planning is more than just playing The Sims.
So it looks like we’re going for another round.
But I’m glad the post got 4 out of 5 stars anyway.

Late, but at least on time. I hope I made it clear that this automatic approval of even the wildest ideas from homeowners is not a peculiarity of certain providers, but rather the rule when the provider controls the “planning” process (regardless of whether it’s timber or masonry construction).
