Hello,

We are planning to build this house soon. Something still doesn’t feel quite right about the floor plan. An extra 50cm (20 inches) in width would be ideal, but we want to stay within budget. Does anyone have any suggestions for improvements?
House without roof overhang, brick facade, heat pump, photovoltaic system.
We are a family of four. Plot size 980m² (11,000 ft²), no basement, finished attic, plus a carport with a storage room and a garden shed are planned.

They did implement "everything," whatever that means, but poorly. If you want to fit a square into a circle, you either shrink the square or round off the corners.

The kitchen and dining area have hardly any space. Room for a sideboard, a decorative box, a plant — none of that is possible. The window seat is completely inaccessible, so sitting there is out of the question. There isn’t enough clearance for movement.
And how is the living area supposed to be furnished? You don’t watch TV or anything?
Also: the windows are placed side by side, but all different. This creates a restless impression. And a lift-and-slide door is basically a nightmare. What will the ceiling height be? It will be very high. With a 9-meter (29.5-foot) building depth, a straight staircase is already quite challenging; with a higher ceiling, it has to be even longer.
The bathroom dimensions also need to be checked with real measurements for the bathtub, shelves, tile thickness, etc. It could get very tight.

Good morning,

We have a similar floor plan but are still in the construction phase.

I noticed that your staircase is quite steep. Have you tested it in other houses?

Who is building the house? A local contractor? Increasing the house width by half a meter (20 inches) doesn’t necessarily cost 4000€/m² more. I would rather save that money on the lift-and-slide door, which is not absolutely necessary in that location.

No, we are building with a developer, working nationwide. The staircase was planned that way by the designer. I think this is standard. We also have a ceiling height of only 2.50 meters (8.2 feet).
