Hello everyone,
I’m only moderately satisfied with our floor plan because the relatively square staircase causes the surrounding rooms to become quite awkwardly shaped. I’ve accurately transferred the floor plan into a program and created an alternative. Essentially, the alternative floor plan is more open, and with the staircase being more elongated, the rooms are less compartmentalized. I don’t want to burden the architect with many more changes that might not be implemented. Therefore, I ask for your understanding that I cannot provide the architect’s drawings for this alternative. We could definitely consider the concept of a staircase integrated into the living area. I know this might not be an option for many. I would really appreciate your opinions on this or perhaps suggestions for changes.

Why does the design look as it does now? For example:
We adapted the standard design to meet our needs. It was especially important that the rooms upstairs be as large as possible, and the hallway area small. That’s why we had to choose a smaller staircase. Since our plot is a corner lot and quite tightly built around, we planned an open space in the corner. This space is basically oriented toward the center of the gardens of the housing block.

What is the most important / fundamental question about the floor plan in 130 characters?

Basically, I would like to know what you think of the alternative I created. Do you perhaps have other ideas? We have already submitted the building application, as timing is an issue in Cologne. We will probably have to submit a change later because the window in the office should be larger and the window in the pantry removed. In principle, it would also be possible to modify additional windows. On the street side, we would like to maintain symmetry.

Apparently, your architect prefers angles and unnecessary extra corners. However, I don’t see any improvement in the design based on your drawing. First of all, the stair size is questionable. What are the exact dimensions of the stairs, and what is the floor-to-ceiling height? Apart from that, the stair entrance should not be placed behind an inward-opening room door, as this poses a safety hazard. Additionally, the entrance area turns into an unpleasant and unattractive corridor.

Upstairs, some straightening can certainly be done quickly—especially the corners in the bathrooms and child’s room 1, which I find unnecessary.
Question: In the bedroom, is there only a railing overlooking the open space below? Or is it a glass wall?

Unfortunately, I don’t follow this logic, but never mind. Some topics like open spaces and integrated stairs with children have already been discussed frequently here.
The same applies to pantry depths for sufficient storage space for appliances or the usefulness or lack thereof of balconies on houses with gardens. I won’t repeat myself—there is a search function for that.

In this particular design, the disproportion of the tiny children’s rooms compared to the rest of the house—and especially to the parents’ area—is striking. The children have to make do with the standard 12sqm (129 sq ft), while the parents spread out over a total of more than 40sqm (430 sq ft) just to sleep and shower. Absurd.

Thank you very much for your opinion on this. The floor-to-ceiling height is 302 cm (9 ft 11 in).
I have accounted for the staircase with the dimensions 301 cm x 275 cm (approximate clearance area). Of course, I still need to verify this. There may be some deviations. Thank you for the tip regarding the door. At most, one could consider a sliding door there. I also don’t really like the entrance area in the new alternative. Currently, I don’t see a solution.
I will research the other aspects in the forum.

One more addition: The railing might be a glass wall or a regular wall. The children will use the converted attic as a play area.

Really? It looks more like 301 x 175
And here are some samples, but with a floor-to-ceiling height of only 280cm (110 inches), so the rise per step is 22cm (9 inches) less.
