Dear building experts,

After many serious setbacks, we are now planning a "town villa."

Using some of our experiences, original floor plans, and input, we have developed a floor plan.

I don’t want to go into too much detail, just this...

We are in a difficult situation, we can’t expect much support from the architect, and I urgently need your help!

I put a lot of effort into the drawing, but after all, it’s just a drawing.

I would like to get your opinion on the proportions and dimensions.

The windows have not been detailed yet and are only roughly placed for now.

Do you see any other potential in the layout?

I am unsure if the proportions in the bathroom are an advantage for the space or a critical mistake...

The plot faces north.

There is a small residential street at the front, neighbors on both sides, and meadows and forest at the back.

I am completely new here and ask for your understanding regarding any mistakes.

Assuming you are not referring to personal health issues but to construction-related obstacles, it would help if you could explain these a bit more. Also, information about the "previous floor plans" could be useful, especially knowing their critical points.

You are also welcome to share more about your current plans (including more dimensions): should we consider adding insulation on top of the shown slim exterior walls, and what is the reason behind the exact 5cm (2 inches) planning...?

@Hausfee ... this is all a bit complicated overall ... how exactly is the house supposed to be positioned on the plot? The orientations of the floor plan and site plan seem to be different. None of us have a crystal ball or a mind reader 😉 😉.

Sorry, I’m trying to make some improvements...

The site plan matches the drawing.

At the front, there is a small traffic-calmed street, and at the back, fields.

The house will be set 7m (23 feet) from the property boundary, that is fixed.

There is some flexibility on the left and right sides.

On the left, 3 to a maximum of 4m (10 to 13 feet).

On the right, about 6m (20 feet) for cars or possibly a carport later on.

I don’t want to build anything particularly large... we have faced many serious issues and mistakes and are now basically planning for the third time.

We have no strength or energy left, and financially there is no room for maneuver here.

We have now developed a floor plan... it is accurate to the centimeter to present it almost exactly to the architect. That is the idea behind it.

Honestly, I’m not very familiar with external insulation...

But I hope this is not necessary for the assessment and evaluation of my floor plan.

The interior walls are 17.5cm (7 inches) thick, the exterior walls 36.5cm (14 inches).

We have overcome many major obstacles, but the house is properly insulated.
