House Design
Who designed the plan:
- Planner from a construction company
What do you particularly like? Why? Parent area on upper floor (master bedroom), pantry, guest WC with shower
What don’t you like? Why? No direct connection to a double garage possible? Only detached?
Price estimate according to architect/planner: approx. 500,000 €
Personal price limit for house including fixtures: 500,000 €
Preferred heating system: geothermal heat

If you have to give up something, which details/features
- Can you live without: directly connected double garage
- Cannot give up: 3 children’s bedrooms upstairs, 2 bathrooms upstairs, guest room, guest WC with shower

Why is the design the way it is now? e.g.
Standard design from planner? slightly modified standard design
What makes it particularly good or bad in your view? Room layout upstairs, staircase not directly in the entrance area

What is the most important/fundamental question about the floor plan in 130 characters?
The plan is a first draft. The door to the master bathroom upstairs is not practical in the hallway; access from the dressing room is preferred. Originally a directly connected double garage to the utility room was desired, allowing direct access from the garage into the house. The main entrance side should face north (top of site plan). The double garage should originally be at least 70 sq m (750 sq ft) for hobby cars.

Ground floor plan: kitchen, pantry, office, hallway, living/dining, utility, WC, stairs.

Upper floor plan: master bedroom with dressing room, 3 children’s rooms, bathroom, shower/WC, stairwell.

Two-story brick house: front and rear views with gables, windows, and garden plants.

From which side is the plot accessed and reached? Southwest or east?

From the east.

Unfortunately, very few or no dimensions are visible, and neither how the house and ultimately the garage will be positioned on the plot. Is the site plan aligned to true north?

Exactly, the plan is aligned to north. The exact positions of the house and garage have not yet been decided.

I find the floor plan okay. I would give the guest toilet downstairs a bit more depth and make the utility room slightly narrower instead. I would also take another close look at the bathroom layouts, and you should start planning the kitchen as well.
The key question is, how is the house situated on the plot, where is the driveway, and where are the parking spaces? Access (front door/driveway) from the east would be ideal. Otherwise, it could get tricky.

We use the utility room for laundry and storage. My wife thinks it’s a bit too small. The front door is planned to face north, and the driveway will be on the east side. In the southwest, there will only be a garden access path.

Thanks for your responses.

I would mirror the house. That way, the utility room would be on the east side. If you then adjust the layout a bit, you can also attach a garage on the east side.

Are there also some measurements of the plot ... and if you have already decided to have the main entrance facing north ... then you must have already given some thought to the location of the house and garage.

I see a west-facing orientation with the entrance on the east much more clearly here. This way, you have a view of the garden in the west, where the children play. In addition, the children’s rooms are located in the south plus one in the west, placing them in the brightest spots.

Yes, of course: approximately 43m long (north and south sides) and about 29m wide.
We haven't decided exactly where the house will be located yet. The idea was to approach the property from the east and be able to drive directly into the garage (garage door facing east).

But that is important, because only then can you determine whether a floor plan makes sense or if you’re planning a window right against the garage wall. Take a large sheet of paper and draw the plot to a scale of 1:100. Then create scale-appropriate templates for the house (make sure to include windows), garage, terrace, garden shed, etc., and experiment a bit to see how different layouts work. You can then share the results here.
