Dear forum,

I am hoping for your help with the floor plan of our semi-detached house.

Building regulations/restrictions
Plot size: 228 sqm (2,454 sq ft)
Slope: no

Parking: 1 garage, 1 parking space
Other requirements: plot/house/garage position is fixed

Homeowners’ requirements

Number of occupants: 3, ages 35, 35, 1
Space needs: ground floor, upper floor children’s room, guest room

Office: teacher (needs a lot of storage) + occasional home office use by husband. Rarely both at the same time.

Guests per year: several times, grandparents live further away

Open architecture
Modern but welcoming/cozy design
Open kitchen, dishwasher island: kitchen layout is finalized

Number of dining seats: daily for 3, but also for guests

Fireplace: unfortunately, we haven’t found a suitable location... so
Planned without

Terrace
1 garage, 1 carport

House design
Who created the plan:
- planner from a building company
- architect

What do we particularly like? Large walk-in shower on the first floor, overall floor plan design suits us very well!
Why?
Large shower because we don’t like taking baths at all!

Preferred heating system: air source heat pump

Why is the design as it is now? For example:
Standard plan from the planner + incorporation of our wishes!
- Large kitchen window, larger hobby room, walk-in showers, second bathroom upstairs, finished attic with hatch

What is the most important/basic question about the floor plan in 130 characters?

Overall, we like the “final” floor plan. We still miss the fireplace and would appreciate suggestions. Also, we are “afraid” of missing major mistakes!

This is of course just a suggestion, but I really want to keep the kitchen as planned. We enjoy cooking a lot, but due to work and the fact that our little one eats hot meals at daycare, we mainly cook on weekends. For holidays and the few times a year when we prepare more elaborate meals, a kitchen of normal size is definitely sufficient for us.

In the remaining area, we want to place our dining table (currently 160x90cm (63x35 inches)), which is not extendable. Although in the future, we plan to buy an extendable one. The TV and L-shaped sofa should also fit there. The location for the TV seems to change almost daily. Currently, my favorite idea is to use the short wall by the stairwell and place the sofa with the long side along the exterior wall facing the neighboring house, and the short side facing the terrace. The dining table would then be placed on the left side of the plan, adjacent to the kitchen.

The layout of the bathrooms wouldn’t be my choice. You enter and immediately bump into the washbasin. Everything is very cramped. It’s hardly any different in the attic. But on the upper floor, the huge shower wouldn’t be worth it for me.

How about a small T-shaped layout in the first-floor bathroom? I would reduce the shower size to 1.60m (5 feet 3 inches) in length and 90cm (35 inches) in width. That provides enough space to move comfortably inside. I think that would be absolutely sufficient.

Then, move the sink to the opposite side, which eliminates the need for the extra shelf or console on the left side of the plan that makes the room feel smaller.

This way, you enter the room without having to step over the sink, there is about 1m (3 feet 3 inches) of space between the sink and the wall, and the arrangement of the plumbing pipes has hardly changed. However, I’m not sure if the supply and drain pipes for the sink will fit inside a 10cm (4 inch) thick wall.

So, the husband was also sent the link to the thread!

Just to start with:
He really likes the idea for the bathroom! We had only briefly talked about the shower with the architect back then, without having much of an idea! By reducing the size, we can also choose a somewhat cheaper low-profile shower tray instead of having to plan for a walk-in shower! You have to save somewhere, after all. I do have one question about the small T-shaped area. What kind of splash guard would work there? I don’t want a shower curtain, and the glass would have to be foldable. My intention was to minimize potential spots where dirt could accumulate as much as possible.

Do you have any ideas that have already proven effective?

I would plan for a sliding door. It would need to be a pocket door. Whether anyone has something like that, I have no idea. A folding door would probably work as well.

As I said, whether the connections will work—first ask a professional planner. These are always just amateur ideas here… please don’t forget.
